Money-hungry owners with cheaply made buildings, that lack amenities and a/c. They increase rent every year at the maximum allowed percentage although their building is infested with pests and do not care to correct the issue.

If you like unwarranted aggresive emails from their admin employees (Svitlana) and added policies that do not exist on your initial signing of contract, this is the place for you.

The Bovill is by far the worst rental experience I have ever had to date.

This company also deletes reviews that don't fit their image. Thank goodness for reddit, see you there.

Spoke with Sam and Eddie yesterday regarding an issue at our rental, and they were so attentive and understanding. I highly recommend Orr development if you're looking at rentals in Vancouver. They're very understanding, and very reasonable. Their locations available for rent are all well priced, and I am glad I got to rent with them even if it was for a shorter period of time while I got settled into the city. Thank you!

The Perfect Place to Live in Kitsilano!

I have been living at The Reginald (ORR Development) for 2.5 years, and I can confidently say it’s the best place to call home. This quiet and cozy building, just steps from the ocean, is always impeccably clean. The management is outstanding — every issue is handled quickly, professionally, and with great care for the residents.

One of the unique advantages is that the building allows residents to live with cats and we are grateful to live here with our beloved cat, which is quite rare for buildings of this type.

I also appreciate the strict selection criteria for new tenants. It ensures that all neighbors are respectful, friendly, and considerate. The atmosphere in the building is incredibly warm and welcoming.

If you’re looking for the best place to live in Kits, The Reginald is the clear choice. Thank you to Orr Development for creating such an amazing home!

We’ve really enjoyed living at The Reginald! The building feels super safe, which is a big plus, and the location couldn’t be better. It’s just a few minutes’ walk to several bus stops, so getting around is really easy, and we love that it’s only about 15 minutes to the beach.

The neighbors are great as well. It’s usually quiet and everyone is friendly. Overall, it’s been a great place to call home!

The house is lovely, clean, and well-kept. The apartments are bright and feature new appliances, and it's pleasantly quiet – you can't hear the neighbors. Antonina, the house manager at The Robert, is friendly and reliable; she's a wonderful person. My two years of living in this house have been a positive experience. Highly recommend!

She goes above and beyond for the residents of this building doing her best to handle any reasonable requests from Residents. The building overall is very clean thanks to Antonina and it is an very quiet building filled with great tenants. I would 10/10 recommend The Robert to anyone looking for a newer building with great management.

We’ve been living in The Robert building for almost 3 years and have nothing but good things to say since the day we moved in. Our property manager is wonderful, keeping the building very organized and clean, and is kind and courteous. The maintenance team is highly responsive and solves any issues we face very promptly. I have had many issues at other buildings I live in and this is the first place I can simply enjoy my life without any problems. The people in the building that I encounter are also kind and respectful, so overall, I think they do a good job of leasing to good tenants. This is not always the case in a building dedicated completely to renters, so well done Orr!
