Spent about two years in parklane townhomes. All of the included is my own opinions and not to be taken as fact.

An error I made when I moved in is I let them talk me into a deposit before I saw the unit, so day one when I moved in there was 3 full days worth of cleaning I had to do to get the place up to what I felt was clean and liveable condition. This included a fridge that had a large amount of mold throughout and I had to disassemble it to properly clean it. To be fair they did offer me another unit, but I feel that it would have been the same.

Then followed multiple rounds of them promising to do work to fix deficiencies, and then nothing ever happening. Luckily for me I'm pretty handy so I was able to do some work to continue living in the unit. They did compensate me for cost of parts on some bigger jobs which included plumbing repairs that they could not do in a timely manner.

A big issue with my unit was they had just repaired major leaks from the upstairs bathroom, and although they mostly replaced the drywall on the ceiling there was definitely hidden moisture near the stairwell and front closet that almost definitely had mold, the extent of which I couldn't verify. They were very eager to patch the wall inside the closet because moisture disintegrated the drywall, but not as eager to patch other areas. I believe this was probably to hide mold. By the time I moved out there was mushrooms growing in the same living room closet, and springtail insects eating the mold around the baseboards. I ran a powerful air purifier the entire time of my stay and so was not affected by spores.

On my last month after I gave my notice that I was moving out, they fought back about giving me any money back. They said I had to stay the full legally required 60 day notice period. During this time they entered the apartment multiple times without giving the required notice. They also removed the fridge presumably to be used in another unit. After giving them many well documented grievances they did pay to compensate me for the last few days, but if I didn't aggressively fight them on it I'm confident I wouldn't have gotten anything.

I thought about leaving 2 stars because they did compensate me for some of these things, but I believe they likely only did it because they knew I had a good case for legally withholding rent or suing. Ultimately some of the staff do try, but as others have mentioned the head office doesn't seem to give them anything to work with. Because of this they do things like send incorrect legal demand letters and have issues with being polite. They also leaked all or nearly all private email addresses for the entire complex while I was staying there which was very upsetting for some residents.

Glad to be out of there, it worked out ok for me, but I wouldn't let family or friends rent there.

Horrible place to live.
You pay huge money to live here despite 0 maintenance and units that are falling apart. I've lived here less than a year and have had mold problems, bugs coming in because the doors aren't sealed, outlets that don't work, and a leaky kitchen tap that I had to replace myself. Other units have gone without water for days, broken toilets, fridges. Grass and snow removal are obsolete. They go through office staff like crazy and have no maintenance staff because they want to pay minimum wage for someone to do plumbing, electrical, etc. These were pretty good units 5 years ago but they are horrible now.

Takes months for action regarding fixes in the units. Company does not remove snow nor cut grass all year around. Units have mold nothing is done. Zero maintenance....The people that live here however are a great close little community no riff raff other than the odd unit. Grass is up to my knees and I broke my last lawn mower cutting the back last year it was so high. Mail was cut off for months during the winter due to hazardous ice conditions also. Zero upkeep. Lana in office is a peach but head office doesn't seem to care about us. Go to the other townhouses beside James street they're less expensive and better management

Should actually report the place or the PM. Had the sewage leaked onto our kitchen floor for 10days, because of tree roots growing into the pipes. The manager insisted we pay for the damage as like it was caused by us. Heater doesn't work, windows doesn't lock, pests everywhere!!!

Never live here. Worst place I have ever lived. You will find an immense amount of bug in the units. I find over 10+ Beatles a day even after it was exterminated. I also have to sweep up piles of flying ants everyday. The maintenance is awful, grass never gets cut and they made us pay for our own plumber. I do not recommend living in one of these houses. Way too over priced for them to do nothing for the tenants.

For the amount they are charging not worth the stress maintenence ate to overworked and unqualified. I had new doors put in and they are now bad. I lose money every winter with the gaps in my doors.grass never gets cuts.sidewalks never get plowed. Hardly anyone ever answers the office. They go through property managers like crazy. I've still been waiting on my winter storm door over a year. It's very frustrating when your a good tenet but get the run around.

Nice place. Lived there for 1 year. Enough space for a new family starting out. Maintenance fixed out shower within a few days. Layout of the kitchen was poorly done. We were late on rent on our 2nd last month, by a few days. We got a warning for eviction. A little over the top in my opinion. Our last day the maintenance took our new garbag cans and tried to say they didnt. Funny thing was, I spray painted the town home number on the cans and it was noticeable when i picked them up from the maintenance workshop that same day. Overall experience. 3.5 out of 5 star.

My son, and I, both love our new home very much. The management at Parklane townhomes has been extremely accommodating, and quick to compete repairs and maintenance. Units are beautiful on the inside. There was a free rent promotion that I took advantage of when I signed my lease as well. Very good experiences all around with this company.
