So far I am fairly impressed with their quality and service. Their communication has been good, as they were developing they gave monthly updates. They use an online portal to track deficiencies and the people that came to fix were efficient and really nice. Overall, I'm impressed with the quality of appliances that they provided. Probably because some other developments are just terrible. I would rate them as the better ones. It's still early days so only 4 stars. Craftsmanship depends on who worked on your unit, but good developers have people quality check.

I moved into the Alden in South Surrey in December 2022. I was excited to move into a new building. Unfortunately, my excitement did not last for long. We had a front door inaccessible for 5 months, everyone was expected to walk through the garage both in and out of the building. Canada Post posted notices saying they couldn't deliver due to safety hazard ( front door) . Garage door into residents parking failed routinely. On one occasion the failure delayed a tenant who was a paramedic from getting to her shift, a group of tenants banded together to detach the door from the motor and manually lifted the door. No manual override available for theses situations. Elevators broke down on occasions too numerous to count stranding seniors and disabled. Intercom failed repeatedly to the point that delivery people didn't bother buzzing anymore and or refused to deliver.

All these things are "amenities" under the lease agreement for which our rent is paying for. Not to mention the serious safety concerns this creates. Emergency personnel can't access a tenant in distress if the intercom, front door and elevators aren't in working order not to mention there's no contact number on the front door in the event a tenant can't respond or personnel can't get in.

To be told at every incident "be patient " and to be made to wait 5 months as an example is obsurd. Porte takes in $250k each month in rent payments from this one building alone, to tell tenants that a front door is expensive to replace when it could and should have been replaced when it was initially failing while still under warranty is ridiculous.

Porte I recommend you stop emailing your tenants asking them to refer their family and friends to this building because it's not going to happen.

3 managers in less than 3 years and 3 caretakers in less than 3 years is also a significant sign something is seriously wrong

Buying a condo at Harley in Surrey Central has been one of the most frustrating experiences I've had in real estate. The developer is inflexible, impersonal, and consistently unresponsive to inquiries—communication is almost non-existent once you’ve signed.
Unlike other developers who offer incentives or promotions to support buyers, this team offered nothing and showed little interest in client satisfaction. We selected a unit with an air conditioning upgrade, only to find it wasn't fulfilled. Their proposed “solution” was a basic alternative you could find at Home Depot—not what was promised.
Customer service has also been poor. Gwen Bian, the Sales Manager, has been particularly unhelpful and dismissive.
I don’t usually leave negative reviews, but buyers deserve transparency. Developers like this should be held accountable so others can make informed decisions.

I CANNOT recommend this developer at all. We had so many deficiencies with our completed townhome, and when they were "fixed", it was done poorly and not in a timely manner at all.

The move-in-day was very disappointing, as the inside had not been cleaned at all. There was heavy drywall dust in the carpets and on top of all the surfaces. We spent a full day cleaning ourselves and hired a professional carpet cleaning team. To this day, our Dyson is still picking up drywall dust after every vacuum. There are also several design flaws that make it challenging to live in the quarters, especially the kitchen. I have never seen a counter top come out only as far as the cupboards do. So essentially, your face is in the top cupboard while attempting to use the counter space below. The master bedroom sinks are mounted so low that the top of the counter is halfway down my thighs, and I am not very tall.

It took Porte 2 years to send a contractor to look at our dishwasher that we complained about on day one, along with constant emails trying to get in contact with someone about it. The dishwasher was not fixed after the contractor looked at it. I was slow to follow up with the company, as we had a newborn and never been able to use the dishwasher, so it was basically a routine for us not to notice it. Once I could follow up and finally receive an email back from their "customer care", I was told it was no longer the company's responsibility, and they stopped responding to any of my emails. This was a deficiency that was never fixed from day one of us moving into our home and has been almost 4 years later now.

There are so many more things I could say about this company, but it would be too long of a read. I really hope this helps someone who is thinking about maybe buying a presale from Porte. Please DO NOT do business with them. I will certainly never buy from them again!

8 weeks ago Porte management installed a proper bike rack. Unfortunately it was installed in the darkest dingiest location.
Management agreed to install proper lighting for the safety of bicycle riders.
The manager who is quite belligerent has stood
Steadfast saying it’s not a priority and will get around to it at some point.?( eight weeks)
To show how vindictive this individual has , although he resides at a different building moved his second car beside my vehicle. Not a problem Lorne but have to wonder first are you paying for two stalls and why b considering the abundance of empty stalls what was your rationale of moving your car from your building?
The building is now infested with mice and roaches, have you done anything productive?
I guess your oblivious to the two major leaks in the ceiling since the installation of the new boiler.
My opinion you need to be fired for incompetence. Supported by a number of tenants at 1550 Blackwood Street

Porte development is garbage. I purchased 2 commercial developments in the Clyde building in Port Moody and the finished base build was just pathetic. Concrete slab was not level in so many place, the plans didn’t match up with the square footage of the final unit, the cored holes didn’t match up to original plans, the front glazed windows, were not level, and there were multiple issues with the venting insulation peeling off, as well as concrete base. My GC had to spend so much time groaning down so many of these slab deficiencies during our TI’s.
Take it from me, these guys are one of the absolute worse builders out there. Maybe that’s why they can’t sell the other commercial units in the building even though it’s already been 8 months since completion. I’ve also heard from residents complaining of so many ongoing issues and deficiencies.
Steer clear of these guys. Unless you want to make a huge mistake like we did.

I rented an apartment at 'The Daniel' in Burnaby (Owned by Porte Realty) and while it looked good for the price, I soon learned that you get what you pay for. The Apartment building itself isn't why I am giving this a one star rating, it is the building managers and the Porte representative. The building is just a older 1960s building that was given a face lift, they updated the bathroom in my unit so it looked pretty good, I have no complaints.

The building managers are very paranoid and will forget to follow the BC governments rules on tendency, such things include:
- Not giving a full 24hr notice before entering the unit.
- Not giving specific reason for entering the unit, or giving follow up.
- Not stating who will be entering the unit.
- Propping fire doors open/having personal storage by fire exits.
- Allowing strangers into the garage.

My complaint with Porte Realty is that the building representative didn't address or even take into concern some of the personal problems I was having with one the managers. The representative then told the managers I complained against them which led to more problems on my end; and with their degrading attitude towards me it made me feel unsafe with them around. I would attribute 80% of my move to the managers at the Daniel.

You get what you paid for. Showroom quality is way better than what you actually get from the presale. Everything is just cheap, and barely functional for a new home. Water tap runs slower than a leaking tap paint quality was bad, water pressure is questionable.
1 year warranty has yet to be addressed, they simply ignore you and do not bother returning phone calls.
Unprofessional. Poor value. Poor management.
