Procura , i don’t even know where to start , but it’s by far , one of the worst management company i ever had to deal with , first of all , they are there for the interest of the investors, that being said , means , poor maintenance, poor safety to none , poor service, and also they will extort every Pennie’s out of your pockets ☝️. The rent is extremely expensive, and don’t be fooled , they add extra fees monthly they called “common shares” meaning, they take the very expensive rent ,that should include everything in it (excluding electricity and internet) plus a extra fee up to 80$ monthly to pay there bills so it maximizes there already enormous profits . We had an inside information, they make an extra 16000$ monthly in one of the medium size properties, with this “common share” . So we called other big management companies, and it’s no such a thing , as they try to convince us that it is a common practice. Now also expect an extra 150$ monthly for the parking , every month fees for your pet ….. I mean there just none stop ! Now your DD …… don’t expect them to give it back to you in full , their mission is to give less as possible, and make sur you review the checking list cause a few pine hole can cost you the whole DD . I will not recommend as fare as “stay away from it even if they try to sweet you up!” .

To be fair , I live there, I love my unit , but unfortunately, with everything that is going on in here , in terms of safety (homeless hang out in the building ,theft, vandalism) and poor maintenance (running this big building with one elevator for 3 months up to 15 min waiting to get to your unit and much more) and the disgusting greed of the management, I will not renew and run away far as I can from procura ☝️, unless of course things improve in the next 8 months.

By the way I never got in trouble with them , I’m only there 7 days monthly! So this review is honest and based on thins I observed and acknowledged.

Terrible service, and terrible maintaining of building and parking services. The building I work in has constantly had maintenance issues and parking issues and they do not handle any issues promptly, and when they do handle them the following month same problem. Whether is conserving the budget or whatever it is its terrible having to experience it day in and out. They really need to become more diligent and put a little more money into the maintaing of the building.

Excellent Venue , convenient accessible parking , beautiful exterior , beautiful finishing inside the space, and lay out is perfect for hosting a function with big beautiful windows and gorgeous view of the city. The marketing host was just fantastic and I would book this venue again in a heart beat.

Have lived in the Regent and recently moved in to Central Tower. The attention to details in the construction and the beautiful amenities were exquisite in both. Loved how quiet both buildings were and the natural light from the floor to ceiling windows. The easy access to the LRT was an extra bonus! My most recent leasing agent, Sarah, was delightful to work with and made the whole process easy and fun. Great work ProCura, Edmonton is lucky to have you!

If I could leave a review lower than one star I would. Do not rent from Procura at Le Louvre. Read the fine print in your lease. You will be charged above and beyond what you have budgeted for, and also what is not stated in your lease.

Wording is vague enough they feel the need to add additional service charges from Epcor, you will pay for the common area power, you will not qualify for rebates because of the billing going through Procura. Please be aware of this. The lease agreement you will sign will be vague enough for them to charge you more than you were expecting. Budget for double the typical power bill, on occasion 3-4x more.

Having a ground level unit with quick access was one of the features I was looking forward to. The exterior door lock for my unit was not functional for 2.5 months. When the Technician was finally sent out to repair the issue, he commented that my fob actually wasn’t programmed for access to my own unit.
The front desk attendant told me on day 1 after getting my key that multiple units had this issue. The attendant that replaced her informed me that she had no clue about said issues.

I was not given a spare key for my unit. I was asked for a $100 payment when I inquired about it, not only is Procura incapable of programming the keys properly, they are charging a 98% markup fee on an NFC tag key. It is not stated anywhere in the lease that only one key is provided.

Maintenance that came to repair a loose exterior light fixture left a 20 oz Husky hammer on the steel beam above my door which could’ve called on my head.

If you thought they had your safety and security in mind, I’ve also walked into the parkade stairwell on multiple occasions with needles discarded after use. I’ve ran into homeless people unfortunately sleeping in the stairwell more times than I can keep track of. Because of this I had asked to be transferred to the P2 parkade as it is on the same floor level as me. On three separate occasions I have not received a response back.

Heating is very poor, 1/3 of my unit is cold during the winter months. If you have pets please take this into consideration.

They are very swift in making sure you are aware of what they require from you. Your inquiries will be left on read unless there is financial gain for Procura.

Please read over every line in your lease and take the reviews into consideration. Make sure all your concerns are in writing and documented well.

This location and the many different "lifestyle" apartment condo's to choose from is awesome. Animal friendly, which is hard to find, close to the LRT and the ETS bus station, and the numerous amount of "extra's". Golf simulator, wonderful gym, library and even has a Farmer's Market outside the door during the spring and summer. Getting information was seamless as the leasing and rental team were so accomodating and helpful. Definitely one of the best places to live in the City.
