I first met James about 8 years ago when I was viewing a basement suite, and although the owner of that house went with a different tenant, James went out of his way and allowed me to view another suite that would be available after renovations had been completed. I viewed the suite and have been living in the same place for 8 years now.

I have had several positive and pleasant interactions with James and Sherry and they have always been great. Even if they are out of town I find that they still respond to texts messages and if I send an email then one of his team members will respond within a reasonable time frame.

I would highly recommend Protection Property Management as they are very knowledgeable, they are very up to date with the new rental laws and they have always been professional and friendly to deal with. It’s nice to deal with a company that actually takes the tenants concerns seriously and they do go above and beyond for their client’s tenants.

Thanks Protection Property Management. You made my experience enjoyable and hassle free. From day one to the end of my tenancy they were helpful and understanding. Even though it was not in my rights to leave the premises as I did, they were so understanding and with only one word " I understood ", that is what Shirley said to me unexpectedly. She even called me to send my damage deposit to my new location. How wonderful is that. Thank you Adam, John and all staff. I also had wonderful Landlords. Thanks again.

It was great dealing with James and Sherri at Protection Property Management. Both were easy to talk to and took care of any issues that arose with the apartment in a timely manner. When we were given our notice to move out, they helped the transition go smoothly. The financial burden of moving between places is always a struggle, but they made sure my deposit was returned at lightening speed! I didn't even have to call to inquire about it. I would be happy to work with this group again!

The most terrible company to deal with! Wanted to increase my rent for my laundry services that I had been paying since November 1st 2022. I have told them to give WRITTEN NOTICE and i month notice is required according to my copy of my LAUNDRY AGREEMENT and that was never given, only demanding I pay $35 More for my laundry service with only 3 days notice via email! My laundry service is UNLIMITED according to all my documents and saved paperwork. So because of not having enough time to read ALL MY EMAILS they terminated my service WITHOUT NOTICE, effective immediately. So I have been without laundry service in my building, can't get into the laundry room without a code for the door knob. They believe we do too much laundry, But they failed to realize that when I agreed to the laundry agreement, IT CLEARLY STATES: UNLIMITED LAUNDRY USE. FOR WHAT I PAY FOR. So now I have been forced to take it to the Tenancy Board of British Columbia for dispute resolution. They are VERY unprofessional with threats and over using there Authority. SO BEWARE: DO NOT HAVE ANY DEALINGS WITH THIS COMPANY. They will make your life misserable as a tenant. I hope no one else out there will have this terrible and very inconvenient situation occur with this Property Management that has the WORD PROTECTION in the company name, must mean nothing, because they don't protect there tenants that's for sure. They may not like my review but in this world and day and age, it's called a freedom of speech. Just please beware.

I have worked with a few property management companies, working with Protection Property Management has been an amazing experience. Its so rare to find a property manager that actually cares about tenants and owners. James Zaste and the team at Protection Property Management go out of their way to make sure that everyone understands what is involved in a rental property and resolve any issues quickly. No matter when you send a message they always respond promptly. In the past it has taken over 24 hours to get a response from other companies, someone from Protection Property will always respond very quickly. I highly recommend using this company whether it be as a person renting or the owner of a home needed excellent management

Overall pretty delightful to deal with - emails were always answered quickly and they very kindly helped us out with our dumb questions. At times you may need to get in touch multiple times for non-emergency repairs and such, but pretty reasonable considering how many properties they're dealing with that have bigger issues at any given moment.
Our landlord decided to sell the unit about 5 months into our tenancy which was a real bummer considering that he instructed PPM to fill the property quickly after his previous tenants gave their notice. PPM was supportive throughout and kept us informed of anything that was happening and were flexible with us where possible.
Unfortunately we didn't find a place to rent with PPM for the timing we needed, would have loved to stay with them. Thanks!!

I've had a fantastic experience with Protection Property Management so far. We rented our place in April and it has been nothing but an easy pleasure dealing with them, even when I started to have anxieties about certain things they were very responsive and extremely willing to answer my questions honestly and openly.

When something was wrong in the building before we moved in, it was already being fixed by the time we came into the building. There was a loose piece of flooring we noticed a few days in and the building manager was on that very quickly. Their communication is extremely quick, they've called me back even if I've only emailed them which suggests they really care to answer my questions and have a positive one-on-one relationship with the tenants.

The real test is going to be when we go to renew our fixed-term lease come February or March. We all know the horrors of fixed-term leases in the Lower Mainland, so if everything turns out to be top-notch at that point, then my review stands long-term. I'll be back to update at a later date.
