They were the listing brokerage for a property that we were seriously interested in purchasing. In order to get the condo documents, we had to send a deposit to their trust account - via E-Transfer - which we did. Upon receipt of those documents and after a thorough study of them - especially the financials of the strata corporation, I saw huge red flags and invoked the escape clause in the offer to purchase.

We claimed the refund of the deposit which has "suddenly disappeared". Thank goodness for electronic trails though. What it seems like had happened was that there was an automated forwarding that had been place on to their trust account and E-Transfer immediately suspended the transfer at that point. I was able to recover the money directly through the credit union.

Now, my quip was that this sounded like what a used car salesman would try and do... The rep at the credit union stated that forwarding an e-transfer was against their rules, was likely fraudulent and that it should be reported to both the police ad the relevant real estate board.
Since I cannot give them zero stars, I had to give them one. Not recommended to deal with these people.

Shavinder Brar of real broker introduced himself to us as a realtor and a basement developer. He is running a bit of a scam on the side. He has effectively scammed me out of $2000 for a basement renovation.

He created several delays after asking for a deposit to start the permit process and create design plans. After that significant delay, permits were released, he delayed meeting us. Once we met, he promptly changed his tone talking about how it would cost thousands more than initially quoted. He claims his costs were in the thousands for a design plan and permit...when in reality the city confirmed that no payment was taken for the development permit, and the design plan would have been a few hundred at most.

He refused to give us design drawings that would meet code, and ghosted us when we asked for a formal quote/contract and updated design plan that would meet code.

Stay away, typical bait and switch scam, walking away with a small profit for each job he isn't actually able to complete at his quoted prices
