Dan Lang and this company he runs Managed three rentals for us from 2017 to 2024, These were homes with suites up and down.

We found the service at this company slid downhill over the years to the point that we felt we needed to terminate our relationship with the company and hire somebody else. In our opinion, the service started out mediocre and slid to terrible.

The communication (which was never great) became terrible. When we say communication, we mean communication between the tenants and this company, and between the company and us as owners. In the summer of 2023, we had a pipe burst at one of the Properties in the basement suite. Long story short, both the tenant (and us as owners) were confused as to which number to contact to deal with this. This communication issue was, at least partially, the fault of Little Oak. As a result the leak became a much more substantial remediation problem than it otherwise should have been.

In the fall of 2024, we were informed directly by a tenant that he had reported a significant leak in the roof to Mr. Lang. Several days later, nobody from this company had still not attended the property to investigate the leak. A huge rainstorm was coming within 48 hours so we arranged repairs ourselves even though we live in Calgary. The tenant also told us that he had reported several small ceiling leaks over the years to little oak and nobody came by to investigate. I attended the property myself recently and noted brown staining in various parts of the ceiling caused by water damage throughout the unit.

The last straw for us was the beaten down and vandalized condition of one of our upstairs units. The tenants had lived there for 5 years and moved out recently. This property was purchased and renovated in 2017. It now has to be renovated again largely due to damage inflicted by these tenants over 5 years. We attach photos. There was graffiti all over the walls, closets were damaged, baseboards shredded etc. We believed this property was being inspected annually. Hard to believe it was. We have asked Mr. Lang to send us copies of the inspection reports but over a month has passed, and not surprisingly, no response.

As a final note, we found the accounting for rent and commissions difficult to understand. Ongoing questions we have asked about the accounting via email have been ignored.

We work with 5 different property mangers and own rentals in Canada and the US. Little Oak, by far, is the worst we have ever dealt with. The most frustrating part of dealing with this company (other than all of the above) is the lack of any acknowledgement of responsibility to valid concerns and complaints. If a response is made to this review, we are guessing this pattern will continue.

Dan has been my property manager for nearly 5 years now. I was at one time a licensed property manager and know the difference between good ones and great ones, and Dan is exceptional. Thanks for giving me and my family the opportunity and platform for creating a safe and cozy home, Dan!

Dan was the property manager of 7 homes that my company owns. He did NOT do a good job for us and it was increasingly frustrating to work with him and his office as they both were unorganized. After getting increasingly suspicious, I decided to personally inspect our homes and that's when I realized the many jobs that Dan had neglected to do and instead of cleaning up his act he decided to quit.
I would NOT recommend his services as property manager!
I have since found a very good replacement that is organized and is getting the work done that Dan neglected to do. They keep me updated and give me a report when they do a quarterly inspection with a list of things that need to get done. I should have replaced Dan a long time ago and saved myself a lot of frustration.

Dan - Unprofessional. Rude. Condescending. Dishonest. Hangs up in the middle of conversations. Shows up to show a property without the key. Does not return phone calls or emails. Still waiting on our security deposit.

Did you tell your client that I found them their new tenant? Did you tell them that I marketed it and vetted them and then served them to you and you did no work?

We deposited the cheque you sent which was not the full amount. Please check your records and send the full amount. Don't forget the interest you are obligated to pay on security and pet deposit. You had 14 days to send it in full which ypu have failed to do.

Dan Has been a great Landlord. He has helped with making a home available to a group of men who were coming out of a rehab program and through this has been a huge part in giving them 2nd chances to get their lives down a stable and fulfilling path!

We had tried multiple options for finding housing but couldn’t find a willing person to take the risk. He has been on top of any issues that have come up whether it be a furnace issue or a sink faucet leaking.
