I have used Rent Better Property Management for managing my multi unit apartment building for the last 5 years and I couldn't be any happier on what a professional job they have done for me especially when I am out of the country most of the year. Communication is great when issues arise and they take care of it quickly and professionally, never have to wait on payment as with many other property management companies I have used in the past, my only regret is that I hadn't used Rent Better the past 20 years! Had them take over the property management after the house had sold to a new owner. Then was given notice that the rent was going to be doubled. They tried to tell us that it was the new owner that increased the rent, but I feel it was more the case they just wanted us out. Very unprofessional, and unconcerned about there tenants.

I’ve been with rent better since the beginning of the year and let me just say I’ve had absolutely 0 issues with them! This is my first time renting and they are always quick to answer question or solve problems! They keep a very open communication and I’ve had absolutely 0 issues with my property, long story short even when the time comes for me to find a new home I will 100% be going through rent better! I contacted them to ask for vacant properties. I explained to them that we're planning to come from Edmonton to Medicine Hat, house hunting. They sent me a list. I was told they don't have anyone working on the weekend, which I totally understand. But I was supposed to get viewings on Monday. One day before we drove 500 km, they cancelled on me, saying they don't have any agents available. I told them I was willing to extend my trip and stay till Tuesday if that works. I explained that I'm travelling a long distance and I can't do it multiple times. They couldn't care less. They didn't have available agents on Tuesday either! We ended up viewing one of their properties by directly making arrangements with an owner ourselves. The owner wasn't too happy with them either. She said despite telling them she's available all weekend and more than happy to give viewings to potential tenants on her own, they refused to make arrangements. After all this, we had to pay THEM $20 if we wanted to apply! No, thank you!

Rent better is a great company for so many reasons with only a couple issues, as this place used to be up for sale and a few times had a couple hours notice to show the place (the buyers lived out of town so understandable) BUT they worked with us so it made it better. Colleen was always super nice about it, you could tell she felt bad asking me. when colleen left Elaine was super nice only ever had one issue when she asked to do a quick check of the house and it was in 15 mins, i said its not 24 hours but im home its ok this time. These things for me and my fiance are not issues as they have worked with our schedules and always gone the extra mile for us like every 3 month call to change furnace filters, good thing i have a bad memory, sometimes they call just to make sure everything is running ok or if we have any problems. that to me is great customer service and what you want from a company. this for some could be an issue (i chose to say yes, you can say no if they asked without notice). i personally think they are such great people to deal with makes living in this small house easier when you know if something happens they will be on top of it to fix it. plus being the middle man would be tough they have to call us and deal with the crap when the landlord (and realtor showing the house in our case before too) hides so think of it that way before you get on the phone upset at them. Bad reviews suck, especially if maybe they just had a bad day. we are only human.... Joanna (tenant)

If you are going to rent from these people - video EVERY square inch of the property - including the yard if there is one. I say this to warn people of his less than honest practices. If you don't want a giant bill on top of your damage deposit being kept with NO discussion, take note of every little thing and video document it.
Jay tends think that the rules don't apply to him regarding landlord tenant act in Alberta.
He will then send his ridiculous fabricated bill straight to collections,rather than submit it to a court of law.
Our move in inspection was done in our absence, with every box ticked as good. We walked through the place to find the washer so full of dried,mildew smelling towels and rags that had to be almost chipped out of the washer. The dishwasher was broken and the water smelled like death- even though the box was ticked as good. There was drywall dust in,on top of the cupboards, as well as in all the ducts in every room,and the blinds in both the kitchen and living room. No screens on ANY windows in a house with no air conditioning. There was a pond liner in the backyard that was full of disgusting slimy mud and water, little concrete pots? and a shed full of garbage left behind.The shed door almost fell on a 2 year old child. Under the basement stairs we found black mold, and more garbage that WE had to haul to the dump at our expense. The furnace filter was DISGUSTING and almost fell apart in my hands when I replaced it. There was preexisting damage to shelves and doors that was painted over(again box checked off as good) and cracks in windows that were never addressed.
The floor damage was caused by the water and ice feature on the fridge door that probably leaked undetected for quite some time. As soon as I noticed I notified the office, but of course it takes days to get approval etc.
The yard work took weeks to complete and we took about 20 bags of yard waste to the dump - again - at MY EXPENSE.
SO I warn against trusting this company. My mistake.
Funny how we never received any notifications regarding the litany of complaints you received from our neighbors and we never received any negative feedback during our annual property inspections.
I previously rented from Angie's Best Choice for over 8 years and NEVER was I treated this way, nor did I EVER lose my entire damage deposit, then have a ridiculous bill padded then added.
What I do in my yard WITH my
neighbors has nothing to do with property damage.
I might have hit a nerve given the long winded character assassination
