I had a terrible experience with Risa Management, and their customer service is disappointing. I applied for two apartments: one at 1001 Ave I N and the other at 517 24th St E. It’s been more than two weeks, and I haven’t heard back from them. Whenever I call, they always say they are still reviewing applications. Sometimes they speak rudely and hang up the phone. They have also lied multiple times, saying that my previous landlord isn’t answering their calls. I confirmed with my previous landlord that they never called, and when I confronted them about this, they hung up on me. I moved from another city just yesterday, and these people have still not responded to my application. I’m now left without a place to stay in Saskatoon. I only applied here, and it feels like they don’t know how to handle things efficiently. I’ve had a really, really bad experience.

As you know, I submitted two applications for two different locations. For your information, I submitted my application two weeks ago when I was living in Weyburn, and I submitted my wife’s application on December 3, 2024, after calling you multiple times. You mentioned that you needed my partner's application as well.

However, last week you misled me by saying that my reference was not picking up your calls. During our call, I explained that my wife had just moved from India two months ago and does not have any previous landlord references. I mentioned that I would be using a current reference, as I am living at my friend's house in Saskatoon, but it seems you did not listen properly.

I understand that you may not call everyone to inform them about the status of their application, but I called you yesterday and you told me that my application is still under review and that it will take another couple of days.

In the past, when I applied to other management companies for apartments, I received a response within two days, which is why I don’t usually apply to many places.

I have been a tenant of Risa Management since 2016. Currently i am living in 1205 Moss avenue which is one of the Risa’s property. We are having water leakage issue in our basement suite washroom since march 2023 and made numerous complaints regarding this issue!

Its been more than 6 months and I complained office personally at least 20 times and few times on call!

Whenever I make a complaint to the office they usually take my details and ignore the situation completely as if nothing happened! They aren’t taking their job seriously and totally ignoring and telling us the same answer that someone will show up to fix it! I am totally disappointed with their unresponsive behaviour!

The skinny girl siting at reception told me that they are prioritizing more serious issues! I told them that 6 months is also a priority! Also she started arguing that the water on your carpet is not because of leakage but because of water dripping after taking shower! I told her that I can send you the picture of rug which we are using and then conversation was heating up! I am requesting property owner to take serious action against this complaint.

We are having water leakage underground and it’s spreading all the way where our bedroom starts! Also the water is leaking above shower whenever the tenant living above is using washroom! We are totally frustrated living in this house more because no maintenance is showing up to fix this issue! Also attaching picture proof here!

I lived at The Vienna (306 20th Street E, Saskatoon) which was managed by Colliers and generally was satisfactory living at, before the building got sold to Risa in February 2024. I obviously can't say for certain how well organized the transaction was between the two organizations, but from what I experienced either it really wasn't or perhaps Risa just isn't good at management.

There was only three days of notice, right at the end of February near rent being due, of the management change. When I made initial contact with Risa inquiring about my ongoing lease, replies were slow and lackluster in quality; as other reviews have already mentioned, Risa's office staff came off as aggressive and rude. The Vienna was also encountering hot water issues during this time and despite multiple voicemail messages asking for a callback, it was some time before I did receive any acknowledgement that things were being investigated; I had almost a week and a half of no hot water. Perhaps the most egregious event that I had with Risa was the company not maintaining an accurate payment history from me. I was contacted by their office staff and told that I overpaid on a month of rent, on top of them describing the reoccurring amount due as lower than what was specified in my lease. I had to submit a copy of my original lease agreement to them along with bank receipts to correct the record. Overall if I did have to go back to renting, I would try to avoid Risa Property Management.

I have been living in the same building for over 14 years (306 20th St E.), and in that time the building has changed rental companies a couple of times. Shortly into 2024 Risa took it over and the first thing they did was EVICT ALL TENNANTS IN THE BUILDING!!! And this during a housing crisis too. Including the Edwards School on the ground floor. Only those that renewed their lease with the previous rental company (like I did) got a little extra time. On the eviction notice they handed out says "They are converting the building into non residential use." THIS IS A LIE!!! They installed new security cameras, and demoed and renovated all the units that previous tenants have moved out of. (The ones that got evicted on short notice) That's not all, the hot water is luke warm at best and there hasn't been a problem with the elevator until Risa took over. Now it's going out of order at least twice a week. It even went out of order while I was moving out. There's no apology you can give that deserves forgiveness. Especially one written by Chat GPT (I've read your replies, I can tell). You may have bought the building but you stole the place I called home, as well as many others. So take this 1 star review and own it.

Rent is quite reasonable. Receptionist is horrible at customer service. Hangs up on you, when she isn't able to provide you with an accurate answer.
Response to your feedback: I have called with the same issue with parking spots since July. Five stalls in a row have no numbers, hence why us tenants are having issues with parking in our designated stalls. I follow up in regards to the issue as no one have resolved it. I receive different responses each follow up call. But no one has applied numbers on our boards. She did not respond with an option. She said it was under review (for 6 months now?) Please update our boards so we can plug into our designated stalls. This is all I've asked since July. I did believe your receptionist was being honest at first. But after month's, she's just giving dishonest opinions that are not resolved. Telling me to have a good day and hanging up is not the way to resolve a follow up call. I also provide customer service, I would not hang up in such a manner, as my managers would not tolerate that as customer service. If I do not know the answer, I acknowledge that, but reassure my customer to provide the answer they seek. (Which means providing action) us tenants need numbers on our board's. This will solve our problem, as we will know which one is designated for us to park in, and plug into, as we pay our power bills, which are attached to our circut boards in our suites. I kindly ask you to please, update these stalls.
Naw... let's get this straight, I called back, THEN called her a negative name. Because she hung up on me with our first conversation which really upset me. I never raised my voice throughout our original conversation, saying have a good day, goodbye "click" was an easy exit to not deal with me. I don't appreciate twisting up stories. As I've never spoke to any of your employers in such a manner until that day. Overall, we are appreciative to have our stalls updated in the upcoming future.

I have been renting from Risa for 3+ years, overall no major complaints. My apartment/building is a bit dated, older and could use some upgrades but overall its clean, quiet, reasonably priced, pet friendly and maintenance gets the job done when needed. Good neighbors and building management.

I applied for the place on pinehouse but someone ended up renting it before me but the receptionist at the main office helped me find another apartment right away… risa management have been very polite helpful and kind and I love my new apartment very affordable in a nice area
