This place can be spectacular or shabby, depending on the room you get. And the only way to know what room you are TRULY getting is to book through the property. I learned this the hard way. ||Important discoveries:|1) do not stay here unless you can guarantee a river-facing unit with a balcony. These can be quite affordable and they are nothing short of a dream. The sound of the river just outside your window all night will lull you to sleep with the most beautiful white noise of nature. Sit on the patio and soak in the views of the rustling aspens as you sip coffee in the morning and wine in the evening. Also noteworthy: these units face the East and only get gentle morning sun so the place never gets hot. This is especially important in the summer bc no properties in Breck have air conditioners. It can get really hot in the units facing the west. Also noteworthy: many units not facing the east overlook a busy-ish street which can be really awful with all the noise (lots of loud trucks all day and even into the night) and the smell of exhaust. But again— you must keep your windows open bc there is no AC. This makes for a miserable experience. ||2) do not get a loft unit. Ever. The loft is the bedroom no windows, which means you will suffer a horrible heat when trying to sleep, summer or winter. There will be a skylight but no screen so opening it could allow unwanted critters. You’re in the mountains after all. The single story units (non-loft) have screens on all windows. ||3) Stay off the ground floor if possible. This reduces the noise level and allows for a much better view of the river and beautiful trees. The river facing units are not to be missed, but the street level doesn’t provide the same experience. Still, ALWAYS choose river facing. Even street level is great, especially compared to the non-river facing units that face the street or the parking lot.||4) Do not believe the images you see on the hotel websites bc they are often not images of the actual unit you think you are renting. To be safe, always contact the property directly to confirm you are getting the room/amenities you want. ||2)

Positive: It's a great place. Staff is great. Rooms are awesome. Amenities are good. The gyms equipment sucks but the sauna steam room and hot tub in the gym make up for it. Negative: We were not told about ongoing renovations. We were awakened to banging and clanging ladders each day of our stay. The work was supposed to be done before July ended. We woke up to workers in our windows and on our balcony!

Positive: The hotel was walking distance to downtown. They also could store our luggage after check out until we were able to travel later in the day. The desk staff were helpful. Tea and coffee are available in the lobby. Our room was clean. Negative: The room was by far the smallest hotel room I have stayed in the US. The carpets in the hallway are old, run down and look dirty. The room price was high for the condition of the hotel and room. size. The bed mattress was very soft and needs replacing.

This facility was a terrible place to stay for a business traveler. They charge you an additional $200 "room damages" fee when you arrive, above and beyond what you pay for renting the room itself. I wasn't told about this additional fee when I reserved the room by the way, so if you choose to stay here, expect it. They also charge you additional fees for cleaning your room and replacing towels. Hopefully they don't charge you for this service when you check out as well; I was so scared of being charged additional money for otherwise free standard housekeeping checkout services at other hotels, I took out my own trash when I left. I probably would have found a way to wash and dry the linens I used as well if they had had facilities for that!||The furniture in the room I stayed in can, at best, only be described as very uncomfortable. The furniture was old and unstable and you had to be very careful if you used a chair for fear of breaking it. You cannot adjust your room temperature if you need to heat your room at night. It was very cold outside when I was there and the single blanket on the bed was very thin and inadequate. I ended up having to pile on extra clothing to sleep as I was afraid of being charged additional rental money if I even asked for an extra blanket. ||While their WiFi and television are acceptable and worked, there were not enough outlets in the room to safely plug in any equipment that requires electricity (for example, laptops, phone chargers) without creating a tripping hazard. If you have to use special equipment at night such as a CPAP, there were no locations to put that equipment conveniently without creating tripping hazards. If you have mobility issues and/or are height-challenged as I am, it is very difficult to use their amenities like the microwave and shower without concerns (the tub is slippery and the microwave was on a shelf at a height that was difficult to reach). The room's amenities such as soap and lotion were bolted down and it was also very difficult to use them. I wished I had brought my own soap (at least I had forethought to bring other toiletries I needed). The shower curtains for the tub are much too short and you may find yourself having to mop up water from the floor if you're not extremely careful with positioning the bathtub curtain. As a last issue, it can be difficult to park in their garage as the spaces are quite narrow and you may end up door-dinging another vehicle if you are not careful.||The only decent part about this place was the helpfulness of the front desk staff when I checked out of the facility, and that experience was only average at best as they could not address all my concerns. In all conscience, if you like this sort of roughing it and are made of money, feel free to stay there. However, I cannot in any conscience recommend this facility if you are in this town on business or have similar concerns as I have. I would rate it 0/5 if I could.

River Mountain Lodge is in an unbeatable location, making it a fantastic choice for anyone looking to explore the area. The rooms are comfortable and provide a cozy place to relax after a day of adventure. However, it's important to note that most services, like room cleaning, come at an extra cost. While the lodge offers a charming setting, some of the public areas are showing their age and could benefit from some remodeling or upkeep. Despite these minor drawbacks, the convenience and comfort of the lodge make it a solid option for your stay.

The location is perfect, you can walk virtually anywhere. The parking facility has two spots for EVs, very appreciated. Check in was swift and the gentleman at the front desk was very nice, but that's really where the positive stops. We had E112, a room with two queen size beds, and not only are the frames larger than the mattresses and two of our party of four got painful bruises on their legs from the corners, the beds are just really, really bad and squeaking. No one in our party got any decent sleep because every time one of us moved, the beds' noise woke everybody else up. The bathroom door only closed properly if you either slammed the door shut or if you locked it. The two patent leather chairs were so worn, the coating is LITERALLY falling off in scales - I wouldn't set anything on that, much less myself ?
It was super loud, too. At some point a dog somewhere on our floor kept barking loudly. People outside were making a lot of noise yelling until well past 11pm.
We personally weren't bothered by not having air conditioning. Opening the windows and running the provided fan for a while before bed time cools the room down nicely as the night air chills.
I'm glad we only stayed one night. Any hotel that will charge you for fresh towels and trash removal ought to be avoided.
Side note since it may be important to someone who decides to stay here - the parking facility is not secured to only allow access to guests. There's a side door propped open all day to the river trail, and - literally - anybody can walk in.

The room (Studio Premier) was the perfect size for our family and was recently renovated with very high-quality furniture and finishes. The room had a full kitchen and plenty of space to sleep 4 people comfortably with a queen bed and sleeper sofa. The staff were very friendly and were able to give my family information about things to do in the area. Giving this 5 stars for the unbeatable location, customer service, and the great condition of the room.

Location is good - right downtown in Breckenridge. The hottubs, that work, are nice and pool was ok. That was about it. There is no AC so when we go to the room, at 5pm, it was 82 degrees. It was a loft, or 2 story unit. The second story had no windows, just a skylight with no screen so at night we were nervous to keep it open to wide (bats, squirrels, etc) so it took until 3am to get cool enough to fall asleep. If you have instructions to "help" cool the unit and those are open the windows, close the blinds, and use the box fan that is a problem.||This unit shouldn't be rented, especially at the price, as it is uninhabitable As another reviewer said it is past its prime. It was very dirty and, with changing climate, is in need of AC if they want to rent these in the summer.
