My application process with this rental company took about 2 weeks. Throughout this time, they only responded to my emails once a day, typically at the very end of the business day, even though I made an effort to reply as quickly as possible. The staff member handling my case was Praharsh, he seemed helpful while processing my file, but unfortunately, my application was eventually rejected — resulting in 2 weeks lost with this company.

After that, I contacted another rental company and experienced much faster and more professional communication - constantly until they solve my case.

Advice: Be aware that email response times may be slow. If you choose to apply through them, I recommend following up regularly to avoid wasting time.

Not a good job not opening the pool this summer. We can’t use it due to repairs that should have been done earlier. It’s included in the rent, but we’re missing out. I don’t recommend renting here.

Beautiful and well maintained building. All amenities are clean and in working order. Staff is very friendly, knowledgeable, and attentive, especially the superintendent John. Close to beautiful bike paths and greenspace. Across the street from a bus terminal, very convenient to get to Billings Bridge and surrounding areas.

I loved living here. The maintenance guy was the absolute best! He was one of the most friendly guy I ever met. The office staff on the other hand could be rude and condescending. I got a noise violation once and I wasn't even loud. I think I was seriously in bed at 930 that night and woke up to it. Otherwise everyone in the building was quite nice as well.

NEVER RENT FROM OSGOODE!! This building is the absolute worst. Management (especially Gabriella) does not care about tenants, all they want is money. She is very rude and brushes off any concerns you may have. After my lease was up they tried to extend my lease another year without my permission. It was a hassle to be able to move out because they tried to forge documents saying I had signed with them another year even though I only signed for 1 year. Constant construction and when asked when it will be done, the agents lie and always say within the month. Had lived there for almost two years and the drilling, dust and vibration throughout the building disturbed any attempt at a peaceful day. People smoke in their apartments which makes the hallways smell disgusting and you can even smell the smoke from your own clean apartment. My bathroom flooded and it took them over an hour to come stop the leak. There are a few good maintenance workers, BUT the agents never put in your work request form making repairs take days. I went almost a week without a working shower. Highly over priced for what you get. The underground parking looks like it could collapse at any moment. Storage lockers in basement flood whenever there is rain. AVIOD THIS BUILDING AND COMPANY!! This place does not even deserve a 1 star, I will never rent from osgoode again

Caution if you're considering living here. They have ripped me off as they have increased in rent back in March (four months ago) then giving me a sudden notice that if I don't pay the difference within a day they will start a legal action against me. However this increase in rent was never notified by the landlord, property management, or any one when I have took over the lease. Yet they insist that's the law and have pressured me to pay. Plus they don't take any responsibility of their mistakes and just want to take money from you. So make sure you don't get ripped off like me

I paid for visitor parking through the SMART PARKING link from their QR code at 10:01 PM, and got a parking ticket from city of Ottawa for “unauthorized parking on private property” at 10:19 PM

If you’re a visitor, please park somewhere else!

Update: It’s been 2 weeks since I contacted the apartment for this issue by leaving a message on their website, they still haven’t contact me.

I’ve lived here since April and I’ve really enjoyed it so far. The location is so convenient as it’s close to everything and the view is beautiful. The building is quiet I don’t even hear my neighbours which is awesome as I work some night shifts and have to sleep during the day. The rental office is quick to respond to any emails about questions or concerns that you may have. I would definitely recommend renting here.
