I have worked with this company multiple times as a loyal client, and it has been nothing short of frustrating. The only thing they seem to care about is making money, with no regard for customer satisfaction.

I recently had an issue with a cleaning charge that was applied to my account. I was never informed that cleaners would be sent to my unit, nor was I made aware of any additional charges for this service. In fact, I had explicitly told them I would clean the unit myself, and I was assured that would be fine. I spent an entire day cleaning the unit on April 8th, and the unit was spotless when I finished.

When I reviewed the before-and-after photos in the work order, they were identical—showing the same clean unit, with no visible dirt. Despite this, they still charged me for cleaning services. To make matters worse, Orion from the maintenance team was extremely unprofessional. After I raised my concerns, he hung up on me and refused to help resolve the issue.

It’s clear that this company is only interested in collecting fees and has no genuine regard for customer concerns. I would not recommend this service to anyone who values transparency or professionalism.

I’d first like to thank the staff at the Royal York Property Management. Exceptional service, I had a move in and there were some discrepancies with the move in and the staff at Royal York Property Management stepped in and also my lovely realtor made sure I was placed in my new home immediately without further delays. I really appreciate them for standing on business and advocating for clients like myself. It’s good to see management step in to make sure our needs are being kept. Punctual communication and well trained people. If you’re looking for a space please give this company a try. You work regret it, as when it’s time to step up best believe they most definitely will do just that!

UPDATE: An incredibly disappointing turn from Royal York from lack of transparency and a refusal to follow through on request I've made has made it so I cannot in good conscience recommend this company to anybody. Even my worst enemy deserves better representation from a property management company. This will remain to be the case until the change the way they approach communications with their clients but until then I consider one star too high.

Very upfront and detail oriented. They work for you, first and foremost.
Efficient and easy to talk to, the account managers are top of the line when it comes to assisting you with your landlord responsibilities and make the process of finding new tenants quick and simple. A wonderful team that anybody would be lucky to have working for them.

Had an amazing experience and got so much help from Veerpal Kaur in the entire process which also was pretty smooth overall, and the best thing was they helped us in the very end of the month with a very nice rental property at a great price.

Very bad experience, We had a word wtih Veerpal for rental property and at the time of showing she clearly told us that if we deposit the 750$ amount our file will only be picked… i mean its ok and understandable that someone else also could pay and be in the line but her statement was this and top of it she said that owners will definitely be agreed on the listed price which was 3200$ after waiting for 3 days they didn’t even responed with anything and when we asked another person picked up the call and said that 750$ is not a huge amount and we should not bother about it first of all offcourse it could not be a big amount but its my hard earned money and he is no one to tell someone that and was very rude and even told that someone has also seen that same house and offered 3500$ like how is it possible if u guys first listed it at 3200$ and after this all drama they still did’nt looked into the matter and it took us more than a week to get our money back

Beware ! Beware! Beware
Landlords plz plz plz do it sign any contracts with them. If you do sign and end up not liking the tenants they are offering, you have to pay them regardless.
This business is just mugging up the ppl by rushing to sign the contracts and then providing the offers that are not acceptable that result in forceful 1 month rent + administration fee+ tax.

They are just muggers.

WORST AGENCY EVER !
Does not do legitimate background checks.
They found me a tenant who lied all over their application ( fake job , fake prior landlord and the person was not stable to live alone )
Royal York didn’t want to hear anything about it once they got paid.
All of the employees have attitude as well.
Management sucks
Due to the lack of work from this company , unfortunately the person passed away and now it’s my headache as I am the landlord.
