My experience with Royal York was terrible. First, even if I book a showing online they call me at least 5 times to confirm, all hours of the day. Then, when it comes time for the showing I had one cancel morning of, one not show up at all and we could not get in contact with the company, and one 45 minutes late on one of the hottest days of the year. They constantly call but then when you need to get a hold of them you can’t. The people doing the showings were no more knowledgeable than me on the property - it seems like they also only know what is specifically listed on the posting. After being shown a property by the agent who was 45 minutes late, I was prompted to write a review (in front of her) using a QR code. I’m sure a lot of these 5 star reviews are people who are filling it out right in front of the agent and feeling pressured. I wish at that time I put a 1 star and left it at that. Three and a half months ago was the last time I even inquired about a showing and they still call me multiple times a week.

I have a wonderful experience with Royal York Property Management. They have been helpful in connecting us with a tenant, setting them up, collecting the rent, and follow up with any concerns we had. The online portal is an awesome update for the company. It streamlines the monthly statement process which I use regularly. There are other features there as well that will be helpful for others.

Jehona Ismajli is an excellent Property Manager. She has been prompt with her responses and has been very helpful. I appreciate all that she does and she always follows up my requests.

I have never experienced the type of deceit and poor customer service that I did with royal york. They are completely deceptive and will attempt to hide fees in their contract

I was told they would take a triplex for $99 a month. Next thing I know there charging me $894/month!!!

This company is predatory, unethical and terrible to deal with. I have never dealt with a company like this in my life. STAY AWAY!!!

Omar was very courteous and professional in his dealing with us, in conducting the showing last year and in interacting with management in our behalf when some misunderstandings came up and clarifications needed to be made. He was always available and responded actively to our texts messages asking for help. Omar, I hope you see this review, you deserve all 5 stars!

Adam was great; he was waiting for us before our scheduled viewing time. He was friendly and accommodating and made sure all our questions were answered. The building is lovely and very well maintained and clean. Fingers crossed we get to become tenants one day. Thanks Adam!

I worked with Lorent who was nice and always willing to hop on the phone and answer any questions I had, which I appreciated.
One thing I think could be improved though is explaining the process beforehand. For example, it was not explained how I would be picking up my keys until I asked because I needed to plan ahead. Not the end of the world, since they are very responsive, but it would have been nice if the different steps had been more clearly laid out from the beginning rather than waiting until it is immediately relevant.

One of the worst property management companies I've ever had the displeasure of dealing with. I submitted an application for a unit in Hamilton, and within 10 minutes of submitting the application a leasing agent was calling me (will say that their responsiveness is impressive). The leasing agent started reviewing my application on the phone with me and kept telling me that the landlord "will never accept this" due to some of my answers. I can understand that a property owner doesn't want their unit empty for multiple months if not necessary but I am currently renting somewhere else and would have to provide 60 days notice to my currently landlord and I can't afford paying double rent for more than a month which means I need a 60 day buffer between the application being accepted and moving into the unit. When explaining this to the leasing agent she proceeded to call me incompetent for even thinking a landlord would consider hilding a unit. She then proceeded to call me untrustworthy when stating I have an 800+ credit score without providing an up to date credit report and said people lie about their credit score all the time so unless I can show proof she doubts that I have a credit score that high (I have an 854 credit score). When I kindly asked her to withdraw my application because I was no longer interested in proceeding due to the way she was treating me, she then gave me attitude and tried to convince me not to, even after I asked her multiple times to scrap the application and then told her multiple times that I was no longer interested. I though that would be the end of things as she confirmed that my application had been terminated. I confirmed with her that the references, employer info, and current landlord info would be scrapped as well and no one would be contacted, she assured me that no one would be contacted as this application was no longer moving forward. Two days later my current landlord called me stating Royal York had called him stating I was moving out of his unit and offering him property management services to the unit I am currently occupying and have not given notice of leaving. One of my references also stated they were called by a leasing agent asking about me.

I find this extremely unprofessional that my landlord, references and employer can be called for a unit that I no longer have an active application submitted for. In my opinion it seems like they were trying to pit my current landlord against me in the hopes that I either move out before I'm ready or in the hopes of getting a new client (my landlord). I will never deal with Royal York again.
