Zero stars for LIV, if you are looking for a builder stay away from LIV. Don't know for whom Every single employee at LIV works for, definitely not for LIV. If we bought house from LIV, all employees are responsible for deficiencies, improper work, and not to mention all left over work. Whenever you try to contact someone, and by mistake they answer it, the answer you get for all your inquiries will be, ohh this is not my department, email so and so. And guess what, you emailed then another email and another, not even a single response.
We had our closing in Feb 2024, or I will say forcefully closed our property. After the closing the real nightmare started. No cutout for our stove, wrong dimensions for wall oven, wrong dimensions for fridge. After a month of struggle, we got our stove and wall oven dimensions fixed.
And for all other things on our PDI list, we are begging them.
Surprise, not even a single response from the builder. It's being 6 months and our stairs have big nails (I have kids at home), I don't know how many times they injured themselves.
The electric outlets in our kitchen are hanging out. If any accident happens, who will be responsible. LIV.
Missing cabinet doors. I don't know from which country they ordered it, as it's already 6 months and cabinets are not ready.
And guess what, not even a single response from the builder.
LIV is the worst builder, stay away.

Committed big mistake to buy from Liv…
Never recommend any one..
Material they install like garbage
It been almost moved in new home 1 year and 4 months.. still lot of maintenance are pending.
1- Garage door installed after 7 months which was totally different colour from model I was selected ..
Anyhow best of luck for other buyers coz I sold my home two week past…
Oh yes market is specially bad in only in Paris … surprised

Buying a house from LIV is good experience but the after care is where LIV out does the competition!! We have had great Service during PDI and 1 year deficiency’s thanks to Glenn for his time and his caring demeanour.
He was great fixing issues right away and anything he couldn’t look after forward a work order to get things done.

I purchased a house from Liv community and my experience so far is excellent . They delivered to the expectation. Despite the pandemic challenges, I got my closing on time with no issues.

Decor office was pleasant experience to deal with.
Interior home design is superior to other builders. All over all very satisfied

Ridiculous system and builder. They don't book an appointment and make people stand outside regardless of whether. They are only entertaining Realtors and not giving the opportunity to buy the house to direct buyers.

Would give 0 stars if I could. Absolutely terrible builder and no project in mind. The power goes out every 2 seconds in the area because the people that are hired have no idea what they are doing. LIV communities is one of the worst builder's I have seen and I do not recommend buying a house from these overpriced frauds.
