ABSOLUTELY have VIDEO SURVEILLENCE WITH AUDIO inside and outside, if possible, your home/unit when Propery Manager/s and technician/s come into your home. Make 100% sure you have all angles covered. Date and times are accurate! You will be thankful you did!!! Trust me!

The recycling area at 2 Abbot Street. It's been like this since the middle of December 2024.

Unfortunately can't give them no stars which is what they deserve. Lowest rated & the absolute WORST property management company in Niagara Region. They do absolutely nothing, do not respond to emails or phone calls. Issues with other tenants, they ask for emails, send them, they don't respond & hide behind 'privacy' so they don't have to do anything. We have to get quotes and tenders because they refuse to do it & then when we approve, they don't issue work orders so we can get the work done. They renewed insurance policies without getting quotes & approved expenses from the capital fund without board approval. They are the most unprofessional property company I have ever seen or worked with in over 20 years of owning condos in various cities. If you want to waste your condo fees, but still do all the work, then hire them, if not find someone, anyone is better than Shabri. Thankfully our board fired them & moved to a company that knows how property management companies work and who the bosses are.

I owned my townhome condo for 15 years and was on the boaord for 15 years as president. Self managed until 6 years ago we hired Shabri and regret it ! They are the cheapest and the worst.
Could not do a budget and factor in insurance payment once a year not one year did they have the funds in operating account to pay for insurance! Had to draw from reserve fund.
I can just imagine how they treat renters as they treat owners like crap and don’t care about how they spend owners money the Monthly Financial statements always had discrepancies and several errors.. I got sick and tired of babysitting the financials..
Overall it was a nightmare dealing with Shabri and I’m so happy I moved and bought freehold. do not buy a condo that is manged by them. Run!! They raise fees every year with no common sense in budgeting. It’s easier for them to raise the fees than to use their brain and make a budget. And if the directors don’t have a common sense it makes it worse when Shabri scares them into thinking it’s law. If I could give no star ratings I would !!! Just horrible uneducated people I ever dealt with !
Call the CAO if you have problems with them as they are flagged with them big time !!
Don’t say I didn’t warn you !

OMG where do I begin and where do I end. ..other than to say I am nowhere near the end with John Rousell at Shabri and his Engineer Cion Corp. Long story short, we have a fantastic property, an extraordinary superintendant, Board, and community (partly because they put up with me which can sometimes be a challenge!) and we are saddled with a dead horse property manager in Shabri. I am sight disabled and at least one of two in the condo with many seniors who walk and construction which started in May and is ongoing has not provided safe passage by these areas to pedestrians hd remains unsafe, uncontrolled, and unmanaged by both John and Cion. Iy is a safety train wreck despite my continuing complaints and they only implemented half hearted measures after I TOLD them what to do. Due to continued lack of care, concern, and disregard for safety laws which are here to protect us, because THEY certainly will not, I was injured in a fall due to walkway contamination, a risk that I TOLD HIM ABOUT ON DAY ONE and I am not even supposed to be inbolved. And when I brought up the issue of safe passage at our Townhall prior to construction I was blown off and told to use an active roadway and parking lot to get to Scott Street. I chose to fusagree and made it clear that I did. Did it matter to him? Apparently not! When I originally spoke with John when I moved in in September, he was largely obnoxious and basically said make sure you are insured because I will be after you for any damages that occur from your unit. Nice introduction but prophetic. The rules apply to you and not to him. Well, I am nowhere near finished with this matter and he will learn the rules apply to him and his incompetent compadres too. Their continued role as a manager and that of his incompetent Engineer will definitely be topics at our next appropriate meeting but it isn't stopping there MARK MY WORDS! Beware of Cion and Shabri. They are both Bad News to condo owners here in St. Catherines.

I’m highly disappointed with the service provided by this property management company. Response times were incredibly slow, and the contractors sent did not listen to my needs, leaving me in a frustrating situation. After an attempted break-in, I had to wait over a week with a taped doorknob. Even then, they installed the wrong doorknob, locking me out and costing me an extra $180 for a locksmith. This could have been easily avoided if the property manager, Mr. Roussell, had simply listened to my concerns and bothered to reply to my calls or emails. A simple request to replace a doorknob turned into a 10-day ordeal and it this is still not resolved!

Shabri properties and specifically James North are terrible to deal with. James does not respond timely on emails and when he does respond it is with contempt and arrogance. He interprets condominium laws to suit his agenda but refuses to answer succinctly when questioned directly.

"With all due respect, I am not here to debate this with you.
The balcony railings are common element and are not permitted to be altered by residents without Board permission."

This is an email response from James. The concern in question was privacy eves placed on the balcony and fastened with plastic tye wraps. Meanwhile, you walk around the building and there is planter boxes, Christmas lights still up, Garland running across the balcony's, there is umbrella holder pipes tye wrapped to the balcony railings.

He blatantly will lie to your face. He told us that the board had met and denied the application. Then he told us 2 weeks later in a separate conversation that the board meeting had been postponed and still needed to meet. Which is it

He has "rules for thee, but not for me" in his dealings with various tenants.

Lastly, with Shabri properties not belonging to the Ontario Condominium Association, there is no authority for them to abide by.

Our complex is COVERED in trash and broken glass. Its absolutely disgusting. This is not an exaggeration-every square inch of the grass is littered with garbage. There is trash everywhere in the parking spots. The garbage and recycling zone is disgusting. None of the trash is in the containers, just dumped outside. If you can charge occupants a monthly property fee, you can use the money to enforce regulations and actually come clean up the mess. I contacted the company and was told that it would be picked up when the snow melted (2 weeks ago) and again last week. I was told that the cleaners should be up in the next couple of days. Low and behold, no one has showed up. The only answer I have received is "I know it is filthy". DO YOUR JOB.

The Better Business Bureau (BBB) rates Property Management Companies using the following scale: A+ A A- B+ B B- C+ C C-. I tracked 10 companies in our region. 7 of them received an A+ rating, 1 an A rating and 2 a C+ rating. Shabri was rated C+.
ACMO (Association of Condominium Managers of Ontario) represents Condominium managers. ACMO's mission is to advance the quality and performance of condominium managers and management companies and the services that they provide.There are over 50 active condominium management firms that are members. Shabri is not a member. When I asked James North why Shabri was not a member he said that ACMO was no longer relevant.
Conclusion: Shabri is NOT a viable choice for Condominium Management.
