If I have option to give this agency 0 star I would have opt that option. The worst agency ever. They do not know how to talk with tenants always rude. Not in mood to answer properly. Have their own weird rules. If call to care taker he says call to agency and agency says we do not know anything call care taker. The floor is worst whenever you walk it’s create sound. They need better customer service. They do not have any interest to solve the problem they just love to have rent on time why you are taking rent if you do not take responsibilities. We pay rent by our hard work. Train your staff. And Lear how to speak politely. Worst worst worst

D. Wood is very hostile. Trying to charge for a plumbing repair that has long been an issue in my daughters apartment. If it were my choice at all she wouldn't be living in this crack house on Corydon Ave. The toilet and heating systems have been bad since she moved in and now they want to charge her for fixing a defective toilet/plumbing problem. This was an existing plumbing issue and it's shameful that Ms. Wood is trying to bill her for it. The heating has also been an issue since day one that they also wanted tenants to pay for. Ms. Wood's words, not mine! Shameful person who runs the show there.

One of their resident managers is Michelle ZabaRo. She doesn't have any professionalism in her behavior. She is the worst individual I have ever met. The authority also doesn't care about her disrespectful behavior. They don't fix the heater when it is not working. They only send the plumber when I told them I will call Environment Canada. They didn't fix many things within the 8 months I reported not working. Silver Bay at 1520 Pembina Highway is one of the worst managed places of Winnipeg.

Speaking for the Lucerne building, it's been an absolute nightmare for the year that I've been here.

The layouts of the apartments themselves are nice and spacious, but that's about the only positive thing I have to say. The building and units are very old and extremely poorly maintained. The water that comes out of the sink is brown and undrinkable. Even when you try to filter it, it stays brown/yellow. Support and maintenance within the building and company is atrocious.

I once had a fridge that wasn't working for 8+ hours and I never received support for it; it just randomly turned back on after about a day of being down but nobody contacted me back or showed up to fix it, or even to follow up.

On another occasion, I was out of town and came home to find that the storage lockers had been broken into and they didn't get repaired until ~4 days after the break-in happened, so everyone's personal belongings were just up for grabs. The locks themselves are very poorly made, so someone just needs a screwdriver to remove the lock from the wall and break in.

Most recently, and this is the worst of all: with heavy rain, the apartments flood. The water comes all the way down from the top floor and leaks down to the ground and basement units. On the most recent occasion, it started around 10pm. The caretaker came over to look at it, but we were told to wait until morning to call the main office. With such critical problems, it's absolutely crazy that there is no emergency support available. The entire building's tenants were just left to "deal with it" until we can contact someone in the morning. For context, nearly 1h of rain and leakage caused MAJOR damage in the apartments, so by the time someone comes in the morning (earliest 9am, which is 11h after the floods started), the problem will be much more severe and a lot more personal belongings and food items will be ruined.

The following day, the manager at the Smith Agency informed me that the root cause of the issue on the roof had been fixed, however 2 days later it rained more lightly than it had before and we experienced significantly worse leaks and flooding.

It's totally unacceptable that a building's ceilings are not weathered to handle rain, and pass through FOUR floors of leakage. Even with the water coming down electrical wiring, the Smith agency has no support to address these critical health and safety risks. Suffice to say, I would never recommend this building or or any buildings managed by the Smith Agency, to anybody.

Beware your Tenant Rights - Smith Agency tried to keep my security deposit after the building manager (who was lovely, this is about those who work in the office on Corydon) did a perfect conditions report. After not returning my deposit after 14 days and not sending me notice of claim against my deposit I reached out via email to inquire. I received no information back, only that they are keeping the security deposit because my final hydro bill was not done on the same day as the sublease form which, was not up to my discretion - it was done for me. To solve this quickly, I even offered to pay $20 which is far more than 2 days of hydro would ever be… and they still refused! After I sent them an email quoting the tenancy laws they are in violation of, they ignored me and I told them I would be following up with the MB tenancy branch. 4 months after I moved out, the tenancy branch has returned my entire deposit to me, rightfully so. It is despicable that this is their tactic, ignore until the ‘problem’ goes away and keep the money. Likely, it is due to the fact that they have been able to take advantage of folks who don’t know or have access to get knowledge about their rights and supports as a tenant. Don’t let an avaricious agency like this take advantage of you - know how to find your tenancy rights!

Incredibly rude staff, very unprofessional and unhelpful. They will lie to you, gaslight you and talk to you like you’re stupid after giving you improper directions constantly. Rent from someone else if possible
