If you are looking to rent please dnt go with this company. I left early than my lease due to work and gave them a month a half notice. Getting my deposit money back was a Nightmare, had to wait for 2 weeks after inspection and after that they take money from the deposit that they dnt tell you about and when asked they saying it was in the lease which you dnt have to refer back to because the moment you sign it, it’s gone. Honestly this has not been the best experience and wouldn’t want anyone to go through this stress as well. You guys need to do better on giving back people their deposit because if it was the rent you won’t even wait another day before you sent the notice and after that go through the lease agreement with tents and give them their own copies to stay with.

Since Soul Property Solutions bought this apartment, my experience has been increasingly frustrating. They have raised the rent significantly every few months, which has been very difficult to manage. I understand that in Alberta, landlords can increase rent if there is no signed contract, but these frequent and substantial hikes are unreasonable.

Recently, an extra charge was taken from my account, and when I reached out, I was told that an investigation would need to be conducted before a refund could be processed. This forced me to contact Alberta Tenant Rights for guidance, as it has put me in a difficult financial position.

Additionally, I requested maintenance to fix the airflow in my washroom, but this issue has not been addressed. Under the previous ownership, things were more manageable, but since Soul Property Solutions took over, the situation has only gotten worse. I now feel stuck in this apartment with few options.

If you’re considering renting with Soul Property Solutions, be prepared for ongoing challenges.

Trying to leave my Apartment early and get my security deposit was a NIGHTMARE. Make sure when you are looking at the lease contract understand it all for any situation may happen during this company. If you are thinking of leaving early and if the apartment isn't rented that next month when you leave, you still have to pay them for the months rent. I talked to Angela though out this situation, she was very helpful making sure we were on the same page. I was leaving a month before my original lease was done, and instead of paying for a lease break and needing to pay still the last month. we agreed on I will just be paying the last months rent and not break the lease as it was nonsense and a money grab for the companies end. Once I got the money for the rent to send to the company, I waited for my Security deposit to come back. and still got charged for breaking my lease even though we went thought the rest of the lease. also Note I couldn't call the company since something about their phone wasn't working. so I have to just wait for an email back from the company. This has been a VERY hard time. if you want to rent a property with a company. just either stay the whole lease or make sure your not going to get screwed. this duration of this situation has been going on for over a month now. and will give an update when this is resolved.

like I said during this review, if there is someone you need to talk to while your with this company, please go to Angela. She is easy to talk to, able to talk though situations and can understand your side of the problem. I have been in guest services before for 2 years, she is a good one.

Incredibly frustrating to deal with. Slow to respond to calls, texts, emails, everything. Poor communication. The lease agreement they gave me looks like it was patched together from other contracts they found online with no proofreading to weed out internal conflicts. Wound up stuck with them when my landlord put them in control of the property. If I have the choice, never again.
Edit: "We follow the law" isn't a particularly strong argument when the applicable laws here are outright corporate-favoring trash. I answered your calls and told you to go away, that's not unsuccessful, you just didn't like my reply.

Soul property management has been a great landlord. Very professional and fair. They follow the landlord tenant rules..they have been very good to rent from.

Absolutely horrible rental company. I had the misfortune of renting from them for a little over a year and had several issues with them. First of all I was never given the $200 gift card I was promised with a 1 year lease. They also are slow as all hell to respond to emails, and good luck reaching them by phone. The final straw was when I was left without heat for 2 weeks straight during -40° weather. And after all this they still expect me to pay a full month's rent for failure to give notice before I moved. I'm sure most of the staff at this company has good intentions but Mark Osske should seriously consider retiring.
