I have recently moved in and so far am very pleased with this building! The location is beautiful and its so nice that the building is pet friendly. First Service recently had a really nice Tenant Appreciation event with food and drinks as well as nail trimming for dogs! It was lovely.

The neighbors are friendly and quiet and the units are okay, but there have been issues with neighbors' cigarette and weed smoke getting into our apartment through the unit's fresh air ventilation system, and since First Service Residential took over from Devon Properties, the building has been poorly managed. We used to have a go-to person on site as a property manager who addressed issues quickly, but he left after the takeover, and First Service are very hard to deal with when issues have arisen. They also sneakily tried to illegally raise our rent without notice on the online system when they took over, which took a lot of back and forth to fix over several weeks. We also kept submitting requests to fix a broken baseboard heater in the online system and they kept getting cancelled, in the middle of winter. I don't reccommend living here, especially as the apartments are renting for prices higher than newer builds in town.

*update-11 months after ending our lease, we suddenly got a collections email that we owed $700 for terminating our lease early EVEN THOUGH this was waived by First Service when we vacated and completed our walk through. ZERO attempt to contact us between then and now to let us know they wanted to charge us after all. AVOID THIS COMPANY

-expensive rent and need to pay for a parking stall on top of the rent
-can hear the people below you/next to you
- if you live next to the elevator you can hear it clunking and thumping all hours of the day/night
-when we ended our lease early and my husband did the walk through with Nathan from First Service. He was rude and confrontational. We enjoyed having Paul (our previous landlord) and it’s a shame he no longer takes care of the building.
