We’ve just moved into a property managed by Stapleton Long in Tulse Hill and we absolutely love it. Mark has been an absolute legend helping to get us moved in quick and was always on hand to help with any queries. Would definitely recommend.

I would not recommend Stapleton Long and would give zero stars.
We rented from them for four years and finally moved out due to ongoing disrepair. Despite a persistent leak and flaking paint in one of the bedrooms, the landlords continued to band-aid the issue and, upon pushing for it to be properly addressed, they claimed the landlords had "spent a lot of money on the property and are reluctant to spend more." We lived with unsightly walls, damp from the leak and mould and unresolved problems for almost the entire tenancy.
We were advised that our landlords owned multiple properties in the surrounding streets and they ‘kept our rent lower, because they were aware of some issues. Their other properties are rented for more.” This made it clear that Stapleton Long prioritises landlords' interests over tenants' and the landlords refused to fix these fundamental issues. After all the mental stress, anxiety, and even intimidation tactics (stating that, ‘as a gesture of good will, if we were unhappy, we could give 30 days notice to vacate’, which was clearly in their best interest, rather than ours), we had no choice but to leave.
It's telling that after all this, they are now advertising the property as ‘recently refurbished’ for £400 per month more than we were paying.
Avoid this estate agent if you value your peace of mind and well-being.

Even 1 star is too generous. Do not under any circumstances allow them to become your managing agents. We have been treated so poorly by them I don’t even know where to start. If you do happen to work with them, make sure to get a price list of services as they will make up whatever price they feel like. At one point (illegally) suggesting we needed to pay £150 for a phone call about our statement of fees, £400 + VAT to answer 3 yes/no questions for solicitors. The list goes on. Avoid at all costs.

STAY AWAY AT ALL COST.

Words actually cannot begin to describe how terrible Stapleton Long are as managing agents.

Myself and the 2 other leaseholders have been pulling our hair for 2.5 years dealing with their manipulative behaviours and flat out illegal acts.

Memorable and disgusting highlights include racial slurs and trying to get one of the leaseholders to pay £400+ to advise on the history of the building (3 very simple questions). They took over 6 months to address a faulty fire alarm and would make us travel to their offices to review receipts. Our residence is in West London and they were sending repair people from KENT!

When we finally raised a formal complaint and threatened legal action - they resigned from managing our building - a lucky result for the leaseholders.

I have decided to not name the specific Property Managers names here because quite frankly we feel deeply sorry for them - the way they have treated the leaseholders that pay their service charges is truly disgusting, the anger and distain they hold on a daily basis to the people they are paid to serve is simply outrageous.

For all those considering appointing Stapleton Long as Property Agents - please don't hesitate to reach out to me and I am more than willing to share the countless examples of disgusting property and customer service, the multiple submissions to the property ombudsman we made about their behaviour and specifically the names of the individuals that did all of the above.
