I recently purchased a house from Sterling Homes Edmonton and had worst customer experience throughout the entire process. DO NOT BUY HOMES FROM THESE GUYS. My all windows are bad quality. Really cold in the house. When I submitted the service ticket for these issues their rep came and blamed the humidity. Whereas humidity was only 30%RH with outside temp -13*C. I posted pictures you can see. Even though its bad weather, inside windows shouldn’t be any moisture or frosted. Very bad quality. Whenever you bring up any issues they come check and leave with no action. Do not fall for these guys trap. Entire house has issues. Floor is creaking from day 1. Garage floor is cracking. Stairs are having big hole. No noise insulation, I can hear people talking outside on sidewalk very difficult to sleep inside. Front walkway has sunken.
This house is supposedly Green built certified which they claim uses less energy, but in reality this house has poor insulation and utility bills are not lower than older houses in fact seems more than comparable house. I don’t recommend Sterling Homes to anyone.

Elena was an absolute gem! We couldn't have asked for a better sales rep to help us with the purchase of our new home. She guided us patiently with the processes and was always ready to help. From beginning to end we felt that we were well taken care of.

This company has conducted its business very unprofessionally. Early of Dec 2024, wo booked a 10 units Multi unit project with them with promise to refund if not satisfaction. We waited more than a week after the deposit $5000.00 was sent according to their request. We had not received the contract. We asked for the refund. As of today, it has been more than 2 months, no updated news has been received. Another irregularity is that the deposit was required to sent to their account rather than a trust account. Be careful with this Corporation! I will launch a legal action against the corporation for its behavior soon. In addition, its agents will be sued too due to their misrepresentation.

DO NOT BUY HOUSES from sterling homes because when i bought this house I didn't need a dishwaher at the time so I told them to leave a rough in for everything for future and now i am trying to install my dishwaser I am have so many problems with my dishwaher connections and there is no electricity running through one of the cables at all for my dishwasher that was aldready connected to the breaker from the start for the dishwasher plug and i don't know if the breaker system was always broken or what.

They always say it’s not covered by under Alberta new home owners warranty. Do not fall these guys trap. Entire house has issues. I don’t recommend Sterling Homes for anyone.

Also the landscaping deposit. After I done my landscaping I requested for my deposit back. My landscaping company did the job according to plot plan. When I requested my deposit back they denied saying more shrubs required as per developer standards. They did not mention anywhere these standards. I see many people having hard time to get their landscaping back. Also my sod died because I requested money as soon as landscaping done. Sterling came to see during heat waves. I don’t recommend to anyone to buying your house from this company. Whole sales team scammers plus people at the head office they don’t know what they’re doing. Sheila on the top of the list.

Never seen this kind of builder, I just buy home last year. Last year they did landscaping that time I was not satisfied with landscaping but sterling mgr came at my home and said plz agree with this landscaping otherwise u will not get refund,, I have no option that time I agree then submit the form immediately they told me September month they will complete the inspection if you submit before 25. I submit before but still they didn’t do it and now coming next submit the form again and complaint your grass and shrubs look like dead after finish the snow,, trees leaves coming from ground, not from the upper side the. Mgr said I will replace bcoz trees has leave but inspection team mention trees and shrub is dead. Sterling team not responsible they didn’t return my money back,, totally unfair by sterling inspection team. After sales service is veryyy bad. I will never recommend to anyone to buy house from Sterling. They are using very low budget furniture, wall finishing and landscaping. I said rabbit eating trees, if rabbit eating trees from ground then how leaves are coming from ground,, problem is quality your contractor didn’t put the quality trees and shrubs,, please check the pictures leaves are not coming from upper side,, downside already many leaves on tree and also check the shrub pictures as per your requirements shrub size is 18” but your contractor put shrub size is very small and only 1 shrub is dead after finish the snow… And one more thing I submi last year before your inspection date as per your email I submit before the timeframe.. Last thing I was not satisfied with landscaping then immediately is sent all of the pictures to Darla Watson, then she said we will check with contractor you just gave the fully water, I gave 2 times water but still grass is look like same then if customer is not satisfied from your work then why you guys force to customer to complete the landscaped that time so plz check at your end.. One more thing I submit ticket for washroom lock and tub stopper in upper washroom not working they same and try to fix but still not working properly that’s why I am not satisfied with sterling service for many of things involved,,,, I send email on 23sep 2023 about landscaping work, plz check and clear all of these things..

We Purchased a Sterling Home and are second buyers. We came across some issues with our landscaping deposit as we were second buyers as it was a frustrating process Sheila Gallaher helped us every step of the way making it so much easier for us. She found solutions and went above and beyond to make sure we were on the right track! Every interaction was positive and by far the best experience I’ve had during the home ownership process! Sterling has done a great job and we appreciate all the efforts and support ever step of the way!

I have dealt with Elena Bustamante since she was just a sales associate in Uplands around 2019 went I started to look around on purchasing a house she was super helpful, friendly and took her time to help me choice the house that was perfect for my family at the time. Unfortunately we didn't end up with a Sterling home and went to a used house for our first house. I kept in touch with Elena here and there just to see how the market was trending. Then I stumble on Atlas model and I knew it was the perfect model for ours. My family grow that our old house wasn't so space anymore and it was time for an upgrade. Elena went above and beyond on trying to answer all my question and putting my wife and I at least with the whole process on building a new home. I would highly recommend Elena to anyone that's looking for A Sterling home.
