My boyfriend and I have been living at Sunset Valley for three going on four years. I have nothing bad to say about Realstar (prior owners), the management was fantastic.

Westbury on the other hand is who this review is directed to.

Westbury has:

• Sent a contractor into our suite without any notice.
• 4 floors of units flooded, and tenants had to go knocking door by door to find the on-site building manager. The damage happened weeks ago and still has not been tended to.
• Management is very inconsistent with answering phones, texts, and emails— sometimes not responding at all.
• Took a $10 000 withdrawal out of our account mistakenly. Gave an apology but nothing to actually rectify the situation like “free parking for a month.”
• Both cleaning and maintenance are basically non existent. I’ve went so far as to clean the apartment hallway door because of how dirty it was. Garbages are often overflowing, exterior maintenance is cheaped out on, walks and the parking lots are hardly ever shovelled/plowed.
• Parkade doors are often broken and left wide open without notifying the tenants. Not only is this a problem, it’s a security issue for the apartment itself.
• With this being said, the parkade doors were being repaired on without any notice whatsoever. Any tenants in the underground parking could not access their cars for multiple hours (4+). Had there been notice, tenants could have moved their vehicles into the street.
• Have seen on site management smoke on site. Supposed to be a “non smoking property.”)

Well in order to leave a written review you need to give a rating. I chose one star seeing I had to, however, if I had to rate it would be negative 100. Firstly, I’ll say Annie, the current Property Manager is amazing (10/10). She does the best she can with the little resources she’s given. She’s courteous, professional, and does her best to fix years of mismanagement of this building which she has inherited. The Landlord is a different story. Just look at the many reviews and you’ll see this is one of the worst buildings in Edmonton (maybe in Canada since they’re in other provinces). I’m sure everyone can’t be telling a lie. If you want your account to be overdrawn for random amounts upwards of $5000 in one month for rent payment, misappropriation and no return of your security deposit, never being able to get a hold of anyone, an incompetent accounting department, constant maintenance issues that go unresolved, neighbours who are inconsiderate and create regular disturbances, then apply within. Other than the location of this property, there is nothing here to desire. If you want to deal with an inconsiderate Landlord who does not abide by the Tenancies Act, then apply within. Save yourself the headache and rent elsewhere. Would definitely not recommend to even a dog.

Management is terrible, they don’t answer the emergency call line. Multiple break ins underground parking, bike was stolen as well as vehicle parked on top. wasn’t informed at all till we contacted them, they brushed off both incidents like it was common. Lots of graffiti inside, children always running up and down the halls screaming, hanging out in the stairs. People throwing garbage off their balconies into the grass. Don’t trust the auto deposit, we do cheque only do to the complaints of pulling out more than required. They loose your money/cheque due to poor management than immediately try to evict you, keep your paper trail. Mail boxes are always broken into. Residents don’t clean up after their pets outside on the walking paths. Dumpster is always over flowing. Over all used to be a good place till new management came and started bringing in inconsiderate people and employees.

Westbury/Firm Capital is has the worst business practices I've ever experienced. It has been over two months since I’ve moved out of Sunset Valley and I still haven’t received my damage deposit, nor the extra rent that was removed from my account without authorization. I have repeatedly called and emailed only to be told to wait another week. It has now been 10 weeks. I have been very patient despite having my bank account illegally accessed and being charged rent after I had moved out. From what I see in the other reviews, I'm not alone. Do not rent from this company!

Our experience here at Sunset Valley has been very pleasant ever since we moved in. The staff, Brandy, Ian and John, are so friendly and courteous. The customer service by this management team exceeds any multi-property we've resided at. The property is kept very clean from outdoor sidewalks to indoor hallways. It's beautiful to see how much effort is put into the property/yard with bright flowers in the summer to Christmas planters in the winter season. I would surely recommend this to anyone looking for a safe and beautiful environment!

This place is an absolutely joke.

We’ve lived here for 11 months,
Didn’t have a fridge for the first month of renting, as well as our washer was hooked up wrong so now we wash in hot when in reality it’s cold water, vise versa.

Was not given a mail key for months, even after asking for one.

Ours & a friend who was house sitting for us had their vehicles broke in. One being above and one underground.
Management does not care or give people notices about the situation

Had a 4 floor flooding that the emergency phone was not answered to. Had to go searching for the on-site manager. And to this day have not had a proper inspections for.

Was give a notice saying we owed $4000 and had 24 hours to pay or would be evicted. Once we went to the front office it came to be someone else’s file was in ours and it was a “mistake” We didn’t even receive a sorry.

Deeply disappointed with this rental company. Sunset valley apartments now ( westbury rentals, 6120 6124 residence corp). I lived in these apartments for 7 years- moved out end of July. To this date I have not received my full damage deposit. No damages to the unit. I tried multiple times to reach out to the office in Toronto only to be transferred to a mail box. Two cheques to this date for return of damage deposit have been issued to me which don’t amount to the full balance the company owes. One cheque with the full amount should have been issued
- as another reviewer noted- I too had the same thing happen last year around Christmas with the automatic rent withdrawal. The residence cleaned my bank account out taking extra rent. There was a lac lustre, mer brush it off attitude from one of the higher ups ( DC) to rectify their error which left me in a bind for weeks until the funds could get reversed. After that access to my banking ( automatic withdrawal) was closed to this company and I provided monthly bank drafts.
After the take over - the underground parkade door was broken - left open til repaired - no security to watch , shortly after I had my bike stolen from the parkade.
- there is petty crime in the area and tenants are not made aware like back when it was sunset valley apartment- flyers were posted to keep tenants informed
- my vehicle in the parkade was broken into - not all cameras catch angels - if your going to get a stall ensure your vehicle is in camera view
- my post is not to shame the corporation but to tenants thinking of moving here exercise caution and protect yourself.

I have lived here for half a year, after years of living in a house. I wished I moved years ago! The staff, Brandy, Ian, Jay and Nicole are very friendly and helpful. The building is always clean and well maintained. They are quick to fix any problems that you might have. My parents live in another Real Star property, and we can not say enough about them. Excellent company!
