Update: Taggart you cannot refuse assignment without a legitimate reason - for ex. the person taking over is a criminal or has terrible credit score. You did not bother asking the person's name or their contact. You wrote to me that you refuse because the "lease ends at the end of the month", as shown in the screenshot. A tenant can assign anytime during fixed-term lease. Please do not repeat this to another tenant in your building. This is not within the rights of a tenant.

Would give -1000 stars if I can. Short summary here:
- Unprofessional and ignorant employees who don’t understand basic Residential Tenancies Act and will give your name to a collection agency to harass you for months and lower your credit score if you don’t pay them money that you don’t owe.
- When there’s influx of parcels in the lobby, your package will be just sitting there and people can just grab them and walk out.
- When I moved in, I noticed the floors of my unit were not even as if there was water damage or something. Make sure to record this when you move in and notice the same thing.
- Apt unit gets cold quickly in winter as you get draft from the windows.
Make sure you keep record of email correspondence with Taggart in case like this happens. Always ask questions and have their answers in writing.

I lived here for about a yr and noticed parcels lying around in the lobby many times. I had a grocery delivered to my place. The parcels room must've been packed as mine was left in the lobby outside that room. It was gone by the time I got back from work. When you call the police on these case, 99% it doesn’t get resolved so I wanted to know if the thief lived in the building to see if it's worth my time. I asked the Taggart office to help me identify and they refused and told me to call the police - okay you don’t want to deal with this, sure.
On JUNE 10, 2023 I requested to move out for JULY 31, 2023 -> Taggart office refused as it wasn’t the full 2 months notice -> I requested for lease transfer (assignment)-> Taggart office sent me instructions on the assignment -> I found a person who wanted to take over asap & requested a form to fill out her name and info -> Taggart office then Suddenly changed their mind and said I can’t because my lease ends JUNE 30, 2023 and so they Refused the assign. These were the same employees (Iryna, Glenna) in my previous correspondence about the parcel.
Note, you CAN move out during fixed-term lease, e.g. before your lease ends. The whole point of transferring the lease is to, yes..Transfer the lease. Not wait until the lease ends.
Even though there’d be no disruption in them continuing to collect rent, Taggart office refused the assign. unreasonably even Before I got to provide info on the new tenant (reasonable = ex. the potential tenant is a criminal/ has bad credit) -> On JUNE 23, 2023, I gave them notice of termination to move out by JULY 31, 2023, well within 30 days of notice, as outlined in section 95 (4) (c) of Ontario’s Residential Tenancies Act. -> Taggart office repeats my lease hasn’t ended yet. -> I wrote again that when my lease end date does not matter for assign. -> The same employees (Iryna, Glenna) kept repeating like a broken record that my lease hasn’t ended. I event sent them the link to the Residential Tenancies Act :/ and called my lawyer to triple check with him that I’m in the clear.
I moved out the end of July as the Act says I can as long as I provide 30 day Notice (yes a Notice, not a Request). The rent for JULY, 2023 would be then paid through my last month rent deposit that I gave them in year 2022. So I did not owe them money.
Months after I moved out, I kept getting multiple calls a day from a very low-rated, shady collection agency called Dixon Commercial Investigators (look them up on TrustPilot). I found out Taggart gave them my name to collect another month’s worth of rent (over $2000). I sent Dixon an email that I do not owe them this money. The collection agency sent the case to Equifax anyway to lower my credit score.
