The worst service you can get. First time they estimated my house at 1/3 the price I sold it for 2 months after. They took the history of sales and wrote the same number I paid for the place. No added value to have changed all the wires from nub and tube to copper and new to code plugs and switches. New furnace and new electrical panel. No added value for a brand new washroom with a 6000$ shower walk in 5'x3' 8 foot tall all with porcelain tiles. New kitchen and new floors and updated old bathroom with new tiles. And new valves and new plumbing. So now they did it again. Looked up how much I paid and put that number as it's value. Avoid this service at all cost. The fees to do not pay up

I read the previous reviews and I should have listened to the negative ones. My current realtor and two other realtors valued my home at an acceptable range and all three independent reviews and research put the values very close to each other. I had Todd Lapierre the owner and president come down and do my appraisal. He appraised my home as $60k more than any other evaluation. When he was asked about his extreme appraisal, he said he was confident in his work and that even though the comparables were sold in giant bidding wars and were completely off, he said that is the value of the home. None of the consulted realtors would sell at that exaggerated price and we went with another official appraisal from Enns, MacEachern, Pace, Maloney and Associates Inc. Their appraisal was right in line with the previous realtors without previous knowledge or information because they were focused on house worth. If you want a bloated and waste of money appraisal, go with Todd Lapierre and his company.

If I could provide a lower rating I would. The assessor who came to our house, used appraisal properties that were not even comparable (which he made note of in the appraisal, funnily enough), and had access to at least 15 COMPARABLE properties in the area that he DID NOT use. Instead of moving laterally, which would have been the logical choice given our location, he moved south which depreciated the value of our home significantly. I would NEVER suggest using this company, let alone paying to have them come to your home to do an appraisal. Try and find someone locally who understands the housing market specific to your location.

I am a Broker in Real Estate and an investor in Multifamily buildings in the SDG area for the past 10 years. During all these years, I have required the services of this great company at a different levels, specifically, appraisals for Multifamily, commercial, residential, residential rural, hobby farms and agricutural land. They are very professional, very precise on their analysis for any of the properties I had to deal as a Realtor or for my own business. This appraisal company is the worst I have ever dealt with and have been in real estate most of my life . The appraisal that was done with this company was so far off that it was absolutely unreasonable. Please go elsewhere if you would like a fair assessment of your property.
