Dave and his team provided us with a perfect house selling experience. There was constant and regular communication, they followed through on everything they promised, the marketing plan was all encompassing, the photographer took great photos and was as pleasant and easy to work with as the rest of the team. Dave made excellent suggestions on showcasing the home which we followed to the tee. He was also complimentary of our home and the work we had done on it, which confirmed for us that he saw the home as we did. We went out of town during the open house days and they took excellent care of our home. We knew Dave was the best and he proved it by professionally handling a multi-offer selling experience after only six days on the market to our great advantage. The house was on the market and the substantially over asking price offer was finalized within 11 days.

If I could give a zero rating I would. Dave is a weasel especially when it comes to his commission. He tries to force a full commission especially when you hire a lower commission realtor to sell your house. He actually went so far with us as to bring in what we allege was a fake buyer, make a decent offer then have us fail the inspection. We know this because the inspector said he found mould and many other problems, there were none. We brought in another inspector and mould expert and neither found any of the problems Dave's inspector found and couldn't find a single particle of mold in the house. He did this to make it difficult for us to work with the realtor we had hired.

You want to work with a greedy, selfish, deceitful, and unprofessional realtor? Hire Dave or anyone at Remax, especially if you're a buyer. Dave comes first, clients dead last. If you see him coming to you with a buyer tell him to get lost.

Follow up
I see he has responded to my post and wasn't surprised that he denies anything and asks you to ignore it. Trust me I'm not making any of this up; he is EXACTLY as I explained. Dave will put his comission first not his customers, it's all about him. He can drone on about how customer oriented he is but it really comes down to how much money HE makes; but this is typical of Real Estate Agents, they will only care about their bottom line. Be smart and learn to sell or buy your own house, you really don't need an agent.

I highly recommend you NOT list your house with Dave Vallee. We always think it's best to go with the big guy in the market, but take it from my experience it's the wrong choice! The big guys (Dave Vallee) do not care to fight to negotiate the best deal for you.

In my circumstance during mid-negotiation, Dave threatened to not accept my opinion to make a counter offer. He said, that if we made the counter offer, he would take his name off the listing. Stating that if I did the client would back out and therefore he could not be of service to me. I disagreed and luckily I had two realtors on the listing, and was able to put the counter in with the other one. That said, I did counter and we did get more for our house, because WE pushed!

When in the moment of pure stress, you do not need your realtor to add more pressure. Then threaten to quit, and then on top of that expect to still get paid for his services? I don't know another industry where if you quit in the middle of job, you still expect to get paid!

In my opinion, Dave is used to listing houses and getting multiple offers, and doing very little negotiation. My big concern, is if he is threatening me an educated male in his mid-30's to remove his name from the listing, what is he saying to the 80 year old person whose spouse just pasted?

Find yourself a realtor who will fight for you, to get as much money as possible for the biggest investment in your life. Find a realtor who is hungry for your business and willing to negotiate the best deal possible!!

Don't let the first words out of a Realtors mouth,"I know the market, I have been doing this for (X # years)" sway you. NO ONE truly knows what is going to happen in a market, if they did they wouldn't still be working.
