Extremely disappointed with this company.
Jenna the resident manager was absolutely wonderful.
We had the means and jumped through hoops for them to ensure our ability to rent from their building.

The higher up Property Manager had a relative drive in from 30 minutes outside of the city to co sign the lease as a guarantor. They have great credit and the landlord / property manager not Jenna, the person above her still denied after asking for that.

As if my grandfather driving 30 minutes in with the understanding that with a co signer we would be accepted, and then being told they decided no regardless.

Absolutely ridiculous and unprofessional and absolutely wrong to go about renting to someone in that way.

Once again Jenna was wonderful, this review is that the Property Manager is absolutely terrible and does not approach renting to tenants in a civilized or professional manner.

UPDATE: The reason that the Property Manager denied our application was so they could deny everyone without reason and instead renovate it a bit more and then skyrocket the rent price, so they wasted everyones time when in the end their corporate greed was more important than ethics and service.
I would stay away from this company, and I will NOT recommend them to anyone who is looking for apartments.

I am giving a five is specifically for the Property Manager of Palace Royale, a Templeton Properties location.
I had to find a way to reassign my lease and he was amazing.
He was attentive and gave accurate, helpful information while preparing the lease take over. He was patient when things went south for a few days and never put pressure on me to submit documents before they were ready. He gave me information that would help me give honest information to applicants.

I can't speak highly enough of Joe for helping me go through this process.

Dennis that works front desk was also very kind and was helpful in directing me to the appropriate channels.

I have other thoughts about the new building managers that live on site.
Their email communication is very poor and they are difficult to talk to and to get straight answers from through conversation. It made it difficult to begin the correct process for the lease take over.
I will say they are good about timely repairs, however they did not give me written notice about entering my apartment to complete an ongoing repair saying they verbally told my partner which I felt was not sufficient.

The building itself is good and we have had no issues while living here other than my opinions on the new supers.

They stole half of my deposit. The super did the move out inspection. Signed off that all was good. Then months later I received a check in the mail for a little Les than half the deposit. I tried contacting them but of course no reply. I had to take off theee stars for that. Otherwise they were good to rent from and more professional than some other property management companies in the area. Too bad they stole from me.

Lived here for 2 years, and it was a terrible experience. I chose to rent at the Vuze because it seemed like a decent enough building in a good location. It did come at a higher price point that other buildings nearby but was advertised as "luxury" so I expected my rental experience to reflect that. Unfortunately, the building is old and run down, and Templeton's definition of "luxury" is slapping cheap white paint on the walls and calling it a day.

Our unit on move in day was filthy - greasy oven, filthy floors, nail holes in walls/ceilings, unfinished balcony, a missing door, and cheap appliances. Also any “luxury view” you have is obstructed by the grime on the outside of the windows (which were not cleaned once in at least 2 years). We just figured the maintenance team hadn't had time to clean up after the last tenant and did it ourselves. The units are also TINY – the kitchen is so small and poorly designed and we had to buy extra storage just to store the bare minimum of dishes, pots and pans. Our living room fit one very small sofa in it, but there wasn’t even room for a coffee table.

After moving in, maintenance requests were ignored or took months, and simple fixes weren't fixed well (I literally watched a worker wrap a plug in tape and shove it back through the drywall instead of filling the hole and putting the plug in properly). Our dryer took 6 hours to dry a load of laundry, and our dishwasher often had to be run twice to clean. There was black mold in our bathroom vents which we complained about and they ignored even though we could all smell it and we were told it was just dust. Dust does not take half a bottle of bleach to get rid of!

Security is another issue – things are often stolen from the lobby (packages, mail, Uber Eats orders, etc). The front door was broken for months and anyone could just walk in. I also paid for underground parking ($150/month) and my car was broken into 3 times in 2 years, one time resulting in my window being broken (about $500 to replace) and my seats being knifed. When I went to the manager I was told that "this isn't the 1st time and it won't be the last”. So do not expect your car to be safe or secure in this building, and go to the garage at night at your own risk.

They also do not take care of the parking garage - the grates in the garage are often bent or broken and damage cars as they drive over them. I had to replace my tires and my roommate had a bent grate in her parking spot with a metal spike sticking out that could easily go through someone's foot or a car tire if they weren't careful. It took WEEKS for them to replace that, and we faced intense gaslighting that she had room to park around it, even when we sent photos. We both had to put well over $1000 each into our cars for preventable damages.

When it came time to do our out inspection, we definitely left the unit in better condition that when we got it and were told that we would get our full security deposit back. They sent us a cheque for an incorrect amount (missing our parking deposits and a refund for time we weren't able to park in the garage due to maintenance) and when we asked where the missing money was, they acted like they didn't know what we were talking about. It took us 2 months after the day we moved out to get our full deposit back. If you do live here, make sure you keep your own records of payments and deposits as I wouldn't trust whatever system they have to correctly track it.

Honestly, Templeton and the Vuze really only see their tenants as nothing but a cheque and even though they charge an astronomical amount in rent (my actual luxury 850 sq ft one bedroom in Bedford is cheaper than what I was paying for my HALF of this tiny little rundown two bedroom), none of what you pay for actually goes to giving you a half decent living experience and you end up forking over half of your hard earned money to someone just trying to get rich by exploiting renters. So, if you've made it this far into my review, no I don't recommend living at the Vuze or any other Templeton property.

We moved in on December 31 and were so impressed by Rick and Joann they have went above and beyond for our needs. Never have we had a building managers like them.
The building itself is wonderful. Being so soundproof we hear no noise and the common areas are always so very clean again due to Joann for sure. We are so comfortable and feel welcome and look forward to a long time home at King Andrew Tower.

If I could give 0 stars I would. Stay away if you can. Lived here 2021-2024. Didn’t respond to most of our maintenance requests, cars broken into, damage to tires due to parking flooring, mildew and mold in the venting system, moved into a filthy apartment both times…
