Galleria Residences is a pretty old building that requires constant maintenance. If you’re looking for a quiet place, this is not it. There’s ongoing construction and renovation noise almost all the time, which makes it especially frustrating if you work from home. Living here can feel like a nightmare because of the constant disruptions.

The reason you don’t see many negative reviews is because management knocks on your door and pressures you to remove them. Instead of addressing the issues, they focus on hiding them, which paints a misleading picture of the building.

Every time a tenant moves out—which is happening more and more often in this building—management immediately kicks off another round of renovations. That means weeks of non-stop construction noise: walls being demolished, drills running for hours, and the constant sound of hammers and machinery. Imagine trying to focus on work, take calls, or just live your daily life with that going on from morning until evening.

The so-called 'solutions' they offer are laughable. You can try reserving the single media room (which is rarely available and not a real solution for anyone working full-time) or simply 'step out' during the renovations—completely ignoring the fact that most people rely on their home setups for work and can’t just leave.

Noise-canceling headphones won’t save you here. No matter how much you try to block it out, the constant drilling and pounding wears you down. It disrupts your productivity, your peace, and eventually your mental health.

If you’re considering moving here, do yourself a favor and stay far away. This building is not worth the stress

I have lived here for over two years and have been extremely satisfied with my experience. One of the most impressive aspects is the exceptional service quality of the maintenance team. Their responsiveness, communication, problem-solving, and execution are consistently professional and reliable.

Recently, my microwave stopped working, and within a day of reporting the issue, a technician arrived to inspect it. Upon confirming that a replacement was necessary, they immediately provided an estimated installation timeline. Later, I received a formal notification with the exact installation date, and the work was completed promptly. The installation team was friendly, efficient, and respectful, ensuring the area was left spotless after finishing the job. Every previous maintenance request I submitted was handled just as smoothly, and I truly appreciate their dedication.

Galleria takes building maintenance and upgrades very seriously, investing in continuous improvements each year. Over the past two years, the entire building has undergone extensive renovations, including new windows, updated hallway carpets, fresh wall paint, upgraded unit doors, locker enhancements, and gym improvements. These upgrades have significantly enhanced the overall living experience.

I am truly grateful for the effort put into maintaining this apartment complex and wholeheartedly recommend it to anyone looking for a well-managed, comfortable place to live.

I recently moved into the Galleria Residences at 77 Finch East, and I cannot say enough good things about my experience thanks to Teresa. From the very beginning, she went above and beyond to make the entire rental process smooth, clear, and stress-free.

Teresa is not only professional and knowledgeable, but also incredibly kind, patient, and supportive. She took the time to answer every single question I had, explained everything step by step, and always made sure I felt comfortable with each part of the process. What impressed me the most was how genuine and caring she is — you can truly tell that she wants the best for the people she helps.

Moving can often feel overwhelming, but with Teresa’s guidance it felt simple and even enjoyable. She is extremely organized, very responsive, and always willing to go the extra mile to help. Her positive attitude, honesty, and attention to detail really stood out to me and made a huge difference.

I had issues with my stove and dishwasher, and the building maintenance team responded quickly. The technician was professional, courteous, and did an excellent job. The replacement was completed promptly, and everything is working perfectly now. Really appreciate the efficient service!

My family has rented a unit in this building for about 8 years. We used to love it here—the management, the neighbours, the overall community. Unfortunately, things have changed. While it’s understandable that the building is undergoing renovations, the yearly rent increases to accommodate those updates have made living here unaffordable. Meanwhile, our unit has been left to deteriorate.

Maintenance staff are friendly, but repairs are always temporary. Our unit flooded during COVID, and although they replaced the carpet in half the unit, they never replaced the baseboards. Now, our carpet doesn’t match, and the unit looks unfinished. Our kitchen cabinets were peeling, and instead of properly fixing them, they just tore off the vinyl and painted them white—completely mismatched with the rest. The fans in both our kitchen and bathroom haven’t worked in years, even after being maintained. Our sliding closet doors are also not functional. They came to fix them, but the issue returned within days.

If you’re renting an older unit, it feels like they’d rather neglect it and wait you out so they can renovate and relist it for $1,000+ more.

What finally pushed us to leave was the complete lack of action from management regarding our safety concerns. We have neighbours who repeatedly allow their dogs to roam off-leash throughout the building and property and they have zero verbal control over them. We’ve watched these poor dogs almost walk right onto the street. As someone who has been a professional dog groomer and trainer for over 15 years, I see the outcome of this kind of irresponsibility all the time—dogs who are attacked by “friendly” or so-called “service” dogs. We raised our concerns with management, explaining that our pets’ safety was at risk. We never received a response, and the issue continues.

We also know the building’s policy clearly states that only two animals are allowed per unit, yet these same tenants have two dogs and multiple cats. Again, nothing has been done. It feels like the rules only apply to some residents, while others are allowed to do whatever they want without consequence.

After years of loving this building, we’re sad to be leaving what we feel is our home. But it’s no longer worth staying somewhere that makes us feel anxious or unsafe just walking out our door.
