TENANT REVIEW - BEWARE of Sherry and Zack. If I could give zero stars, I would.

.I moved in to a unit with Sherry and Zack in April 2023.

I, as well as other tenants have had many complaints in regards to the services provided by Sherry and Zack. I have noticed that property owners have great things to say about Sherry and Zack’s knowledge about owning property’s, however their client interaction is horrendous.

When I first moved into the unit, it was apparent that I was dealing with slumlords. A neighbor who has the same landlord expressed to me that things are never fixed and/or done. I took this with a grain of salt, however when I encountered issues, the treatment and lack of professionalism has been horrid, to a point that I advised them I would reach out to RECO due to their continuous harassment, threats and unacceptable behavior.

For example, it was noted that the agency does not change locks to new tenants moving into units.The agency acknowledges that the two units have three parking spots, however provided 5 parking spots to 4 different individuals, causing many issues. The agency attempts to blame the tenants in this matter, and have threatened to have vehicles towed, and/or the tenant to be served.

The behavior toward tenants is extremely unacceptable, advising other tenants who they are trying to evict.

Last spring, I did not have a dog, however the yard was covered in dog feces, in which I filed a complaint, however the only reason the yard got clean is because I cleaned it myself.

Neighbors have been reporting to me since April 2023, that they feel harassed by Zack and Sherry, and I have to say, I feel the same way. I have indicated issues that occur with Zack’s lack of professionalism, however his mother, Sherry is his boss, and is biased of this.

I have reported mold in my son’s bedroom in Mid November, Zack informed me that the route of the issue is outside, and this needs to be fixed prior to having the mold rectified. Maintenance left a hole in the closet, in which my son could not stay in his room. I advised this to Sherry in January 2024. Sherry stated she would have the issue rectified, however only covered the hole and repainted the wall with mold, and did not fix the route of the issue.

Yard maintenance is not common with Sherry and Zack. There is an elderly woman living in the same building, in the back who continuously calls Zack with complaints of her basic needs. This woman is walking with a cane, and can not shovel. I would often shovel the walkway for her, however she has still fallen on numerous occasions, stating that she almost broke her hip as Zack and Sherry have not provided any salt or sand, nor did they upkeep with the walkway.

I have been reading reviews, in which Sherry and Zack will reply to bad reviews by stating they have not rented to these individuals leaving bad reviews, or that they do not meet their said requirements or they believe the individual is mixing them up with another Agency.

I am very disappointed with the lack of services and professionalism. Please know your rights, or they will be violated. I'm sure the property owner would be dissatisfied if they seen the condition of the units and was aware of the organizations interactions with clients.

Their responses to clients experiences on their reviews is a reflection of their character.

Coming up to a year with having this great team as my property management. Prior knowledge of Sherry and her team, have always been positive, which was why I didn’t have an issue with choosing a unit with them. There was a small organizational issue in the beginning, which has since been rectified. I’d also like to thank Emily for being flexible as well, and dealing with all my questions haha! As I always say; if you don’t ask, you won’t know, and there’s no harm in simply asking. Thanks for always dealing with my requests in an appropriate time.

*Renters Review, not owner* Honestly never gonna go through a property manager again. She was always incredibly rude and condescending anytime there were issues with my apartment. The grout in my shower was cracked to the point where tiles were hanging off the wall when I moved in. When I asked it get fixed she told me to close the shower curtain. Rather than getting someone in to fix it promptly she harassed me to close my shower curtain any time the downstairs tenant would complain about water leaking and threatened to have me pay for damages I didn’t cause as though I’ve never had a shower in my life and wouldn’t get someone in to fix the shower. Finally after months it was fixed and not a word from Sherry about needing to learn to close a shower curtain since. Also never got A apology for that scene. When this happened, I also asked she get pipes fixed that were leaking in the bathroom sink and kitchen sink and it was never serviced or even looked at. My lease says I have access to laundry, but there is no laundry on site. None of my windows had screens and she was incredibly difficult to deal with and condescending again on this process though I did eventually manage to get them put in. This is a trend for how Sherry deals with issues. Blames the tenant for basic maintenance of the property or will just downright condescends on your intelligence as a human being before she’ll think of having an issue resolved. If you don’t know your rights as a tenant, do not go through her because I promise you she will try to take advantage of whatever rights you don’t know you have, either that or she just doesn’t know anything about a tenants rights and responsibilities when renting at all.
