Terrible landlords.
They ignore unit maintenance requests.
They fail to provide timely notices.
They do not provide a yearly maintenance schedule.
They have brought up eviction as a consequence of not replying to letters from them multiple times, but despite receiving other mail from them I have still never received any of these letters they demand a reply to.

Really disappointing how little this company communicates with prospective tenants. I've called numerous times and emailed over the last 10 days, only to not get a response. Finally I stumble across a different number, call it, only to get someone who doesn't seem to interested in trying to rent their places.
Not to mention the units that are listed online show availability, but I'm told they were just rented, or not available. Do better! If it's this hard to try to rent the place, I fear the difficulties one may face when needing repairs. Be wary

Lived here 11 years. Absolutely HORRENDOUS. But as everyone knows the rental market in ssm is brutal.

Staff changes more frequently then I change my underwear. The current property manager is condescending and rude.

Repairs take weeks (sometimes months). Even serious repairs like a toilet leaking.
They do not follow RTA guidelines very strictly either.

Getting ahold of someone at head office is nearly impossible as staff changes so much and no one forwards email communications. My emails went unread for a while before I figured out who to deal with.

Some tenants in the building are brutal to deal with (cops being called often) but some are great. This is obviously the case in every apartment but I take it a bit more serious when my car was vandalized but another tenant.

It's hardly cleaned and when it is - it's not done properly. Who mops before they sweep

And while I understand everyone has "working hours" the property manager does not answer text messages unless they deem it necessary and the voicemail box is ALWAYS full.

Save yourself the headache and rent elsewhere !

Actual rating is ZERO! Silver Group are horrible people who should be subjected to the degradation and nonsense they put their tenants through. No one answers the phone or returns voice mails. No one replies to emails.

Buildings are dirty, unsafe, and in poor condition. The grounds are unkept and garbage that is never picked up. Trash bins are always overflowing and the trash that can't fit in the bin is left there for weeks and months at a time.

Silver group hire building manager/superintendents with zero experience, zero so they can under pay them. These superintendents don't have a clue how to professionally manage anything nevermind 50 to 150 units, people, building maintenance, grounds, snow removal, upkeep, fire and safety inspections, and more.

Silver group regularly ignore health, fire, and city bylaws to save a few dollars.
Curious to know how silver group continues to get away with repeated and ongoing infractions even when bylaw officials are informed and aware of the infractions. Who is working for who?

EDIT:
The Silver Group owes me money. They tried to charge me rent twice for one month and are not replying to my requests to reimburse the resulting NSF fee on my account. They are ignoring requests to follow the law and pay the interest on my last month’s rent, which I paid in advance 5 years ago.
They will not fix anything, ever, even toilets that don’t flush and broken kitchen cabinets where the doors are falling off. Communication is frequently disrespectful. They threaten legal action in almost every written communication, even in general notices about parking or when requesting proof of insurance. They threaten eviction when their own banking errors lead them to think your rent is unpaid. I will miss my lovely neighbours but not the mice, snow coming in through the garage door, mice, stinky water coming out of broken taps, 20 year old grubby paint, dodgy wiring, cracked tiles, holes in walls, mice and more mice.

I was supposed to move in august 1st. The stairs leading to my apartment were broken and I was promised they were gonna be fixed before I move in. And when I got there nothing has been touched. The floor in the apartment was cracked. The washroom sink was disgusting. Bathtub had stains all over. The dryer machine was not working because whoever was in charge didn’t have the time to fix it. Like imagine you sign a lease and you were promised a good living condition and you end up in a apartment that looks like a hunted house. Very disappointed in this company. Really bad first impression.

My partner and I have both been trying to contact this company for months now, to inquire about ads posted on kijiji or other platforms. They do not answer emails, or phone calls, don't respond if you leave a voice message but they will repost the rentals over and over, without contacting people that inquire.

If I could give 10/10 I would, but 5/5 will have to do. The silver group has been way more than accomodating during a very short notice move. Units are beautifully up to date, ready to move into, and again, VERY accomodating.
10/10 would highly recommend
