I felt very assured with his recommendations and direction. Throughout the process the communication was A+. There is a reason the name Tim Somerville is known in the real estate industry. The man knows houses!!! Not only is he extremely honest when showing you the house pointing out the good and bad features but he will also give you ideas of what he would do renovation wise if needed. He doesn’t push You to commit to anything he’s patient and supportive . He is professional yet makes you feel like you’ve known him for a long time. I would 100% recommend team Somerville . I submitted an offer on a property for which Tim was representing the seller. My realtor let me know another offer was potentially coming in later that day. Tim neglected to let my realtor know when a competing offer was actually received, providing no opportunity to adjust my offer or for his client to benefit from competing bids. The only communication we received was that the other "potential" offer was accepted. It came from within his own office.

UPDATE: The response below does not address the fact that the 8:48am text communicated that another offer was expected. There was no further confirmation that a competing offer was received from the same office until after the deal was done.

TLDR: If you like leaving money on the table, use Tim as an agent.

I submitted an offer on a property for which Tim was representing the seller. I was VERY keen on purchasing the home and all parties knew that. After the inspection there was some discussion about reducing the price, but ultimately the seller decided not to budge and I walked. This would be fine, particularly if they had better offers, however, I now know that they sold for $25,000 *under* what I had offered.

I was told that Tim advised his client to not counter my offer since I liked it so much. That gamble left the seller with a much lower purchase price and me without the house. I'm very sad that they refused to negotiate with me while accepting a much lower offer.

I do not recommend using him as a listing agent, if you do you are very likely leaving money on the table.

Edit: I am a real person and this is not a spam or fake review. I appreciate the response and am glad you remember dealing with me. I asked my realtor to get me the property at the lowest price without being insulting. I most certainly did not require a reduction of 125k and had been approved for financing at my offer price. I wrote Tim a letter personally to let him know how keen I was, in case there was a disconnect between realtors. I will take this up with my realtor and amend/delete my review if it turns out what you say is true and my realtor misled me. I appreciate the response.

Tim Somerville is the reason we got our dream home during this pandemic. Tim and his team worked around the clock to find us a house after our home sold. We were up against many people from Ontario but Tim worked his magic and we now have the home we always wanted.
