Highly recommend avoiding this company, they are extremely unprofessional and are trying to scam me. I have to get a lawyer it's unbelievable. I was an excellent tenant with Village at the Hamptons in Edmonton for over 3 years. Always paid my rent on time and followed all rules. It used to be managed by Skyward until a few months before I moved out and Unitii took it over. I moved out almost a year ago in Feb 2024, and I randomly received an email from Unitii in Dec 2024 that I owe $1,300 in unpaid rent, cleaning and repair fees that they NEVER contacted me about previously until now. I paid my last months' rent which I have documented. I cleaned my apartment before I moved out and NO significant damage, just regular wear and tear. They kept my damage deposit for this type of thing. They have my email, phone number and mailing address, they could have contacted me at move out about outstanding charges and never did. They cannot produce a Move out Report from when I moved out, it's dated December 2024. Super shady. Now I'm being threatened by a collections company and I have excellent credit.

Extremely unprofessional and bias. I recently looked at an apartment for 1375 at their new development and the leasing agent didn't want me to have apartment and purposely sent the rental application at his own convenience after her rented the apartment to someone else to spite me. Then I applied for a different apartment in a different building and it was the same guy from the last listing. This time he never showed up and wasted my time. Each time I try to connect with someone else from this company I can't get anyone else but, that one dude. This company needs to do a better job at hiring professionals to manage their buildings.

Avoid them like the plague.
They took over my building from another management company, previous company had cleaning crew in building every week like clockwork. These guys didn't send anyone for 3 months until my lease ended.
After my lease ended and I did my walkout inspection with zero damage, 2 months later and I still can't get my deposit back. Complete sham.

Felt scammed by this company. I was told will be charged by $150 from security deposit of $1800 for carpet cleaning, but when I got the paper it was $1350 including cleaning and painting !!! I had been there for 1 year, and it was well kept. I felt so furious and disappointed by the attitude of manager.
Will never recommend this to any one.
Such an irresponsible and careless company.

I recently rented a unit from Unitii. Prior to occupancy, I discovered undisclosed water damage in the building. The landlord neglected to inform me about the water damage and the subsequent construction that would be taking place directly outside of the unit. I never took occupancy of the unit but the landlord has not returned my damage deposit. I would not recommend renting from this landlord.

I highly recommend avoiding renting from this company. One of the buildings they manage in Edmonton, called Jasper Heights, has experienced multiple vehicle break-ins, including mine, within just three months, despite being in a supposedly secure parkade. Management has shown no initiative in addressing this issue. Furthermore, the CCTV coverage is limited to the entrance, leaving other areas vulnerable to security breaches. Numerous tenants have terminated their leases due to these ongoing security concerns, indicating a lack of concern from the company for their tenants' well-being. It's best to steer clear of this company, as renting from them could potentially lead to significant costs in terms of time, mental health, and overall well-being.

Do not move here unless you want to live in an overpriced shoebox. Each unit is built so cheaply that it will start to fall apart soon after you move in. I can say this with confidence because we were the first tenants to ever live in our suite and the cost cutting became apparent very quickly. Baseboards pulling away from the walls, paint so cheap that it scuffs if you sneeze at it, appliances that don’t work properly, “amenities” that are disabled/broken more often than not.

Also, charging tenants $150/month per car to park at their own home is criminal. No, you don’t get one stall for free, you have to pay for each one you use. There’s no assigned parking either, so you either have a place to park or you don’t.

Elevators break down constantly and are left in disrepair for weeks at a time. If you’re unlucky, you’ll be like me and get stuck in the elevator twice because it broke down. Garbage room is constantly vile, with other tenants throwing their trash wherever they want and building management does nothing about it. Water damage will be painted over.

Yes, your suite comes with air conditioning but it also never seems to work properly.

These may sound like first world problems (and they are), but if you’re going to charge $1,500 for a tiny hallway with a bedroom attached to it, then that hallway and bedroom should be quality.

We also got shafted $250 on our deposit because of “painting”
I patched every single pinhole from art we’d hung and asked management about the paint so I could do it myself and I was ignored.

We were sucked in by the amenities, rental incentives and location but it’s all a trap. The two years in our suite were the most miserable of our lives.

Save yourself the money and the headache. You can rent something way better and bigger for the same price. Do not rent through this company.

I used to love living at the property in Spruce Grove until Unitii took over. They upped my rent from $1475 to $1710 a month for a two bedroom. When I asked why it was such a big jump Kelly said that's what they want everyone at. Nobody in this building that I've talked to, has had the same rate. When it was time to resign the lease all I was given was a piece of paper to sign saying I wouldn't be moving out. In typing it has 1 year for $1600, then written in pen it has 6 months at $1710. These contradict each other which invalidates the contract. When I asked Kelly for a proper one that she had said she was going to send anyways she said it wasn't required. So now I have this confusing lease with a gross increase in rent rate. I've also reached out to Unitii as well with no reply. Definitely won't be recommending people or staying past whenever my contract ends.
