I had an extremely disappointing experience with this landlord and would strongly advise against renting from them. The lease agreement included an unfair and likely illegal clause requiring tenants to arrange and pay for professional carpet cleaning at the end of the tenancy. According to my research, this violates tenant rights as outlined on the ORT website, which prohibits landlords from charging tenants for cleaning costs as part of the lease.

When I raised my concerns about this clause, the agent was uncooperative and refused to amend the lease to align with proper guidelines. Instead of addressing my concerns, the agent insisted I sign the lease as-is, and when I continued to push for clarification, they rejected my application entirely — even after initially approving me as a tenant.

This was not only frustrating but also a clear sign of the landlord's disregard for tenant rights. I am glad I decided to walk away from this situation, but I strongly urge others to be cautious and avoid dealing with this landlord.

Also, current tenants should make sure to read their lease and if any such bogus clause is present, to talk to either ORT Saskatchewan or URL, but I am skeptical whether the latter would be of any help.

My experience with them was worst, i just warn all prospective tenants just avoid this company for few reasons,

1. Firstly, they do not provide any kitchen sink stopper, washroom sink stoppers, the day i moved in i asked them they said we will provide you but later they refused to provide sink stoppers.

2. My heating radiator was faulty after requesting several times they just put the wrong item.

3. They hand over us very dirty suit, it took 3 days to clean all the suit, at move out inspection they expect new apt , only for bit dirty they deduct $333 without no proof of receipt. We apply for waive lease broken fee and they approved but later they reinstate again due to we dissatisfied with move out inspections. Total they deduct $758 from out damage deposit.

Which is totally unfair, if they did not approve out application we could think different way but at the end they took money from out deposit.

Lastly, front desk service was not bad some of them are really nice and helpful, but not everyone. Owner of the business took everything personally he arrogance for instance," he asked me you received instruction when i replied i did not received, " he said accused me that i am lying and he gets angry when someone lied"" but later it proved they did not provide me instructions.
when they said they will reinstate the fees, i asked them sorry , sending several email to owner for don't re instate it again bcz he already approved our application. But he shows no mercy ( even i was ready for paying cleaning charge) and inhuman behaviour to us. Coz $400 was so important for me.

I just warn all my community to be careful when renting with this company. And check all other reviews. They have only 2/5 so be carefull.

I rented from Universal Realty for a period of about 18 months. I was pleasantly surprised with the quality of the service I received. I lived in an older building so there were a few minor requests I had to make during my tenancy (fridge, window, a small leak in the sink, etc). Often times the issue was fully resolved the same day or even 1-3 hours after my email or call. There were never any grumblings or disappointment either (just results). Rent increases were very fair given the current state of the market in Saskatoon and the office was flexible and accommodative with lease renewals and conditions. Many of my other friends and family rent nicer apartments from competitor property management companies (even paying 50% or more each month) and struggle to receive so much as a callback days or even weeks after submitting any sort of maintenance request. Whether you're a budget conscious student or newcomer and are looking for an affordable rental experience in the city or a busy professional looking for the ultimate hands off experience that renting provides, I would highly recommend Universal Realty.

It's worth mentioning that this review is my absolute honest opinion of Universal. It's been a tough time for a lot of renters out there so it's nice to see that there are still some genuinely good rental companies left in the city.

I had a great experience with universalrealty, lived with them for 3 years. The Staff was always polite and thoughtful. I enjoyed going to the office to pay my rent and catch up with them. The building I was In was quite old and they did everything they could to keep it up. Only issue I had was a heating issue. But they sent plumbing company's to try and resolve the issue on different occasions and it was resolved. I would recommend this company to anyone that needs a great place to call home. I really enjoyed my stay, I would still be there however I moved out of the city. Thanks again to you all. 🙂

I love renting with them. The addressed all of my rental needs. Very polite and kind. It's too bad my lease renewal was declined after 2 years with them. I asked why and they said it was confidential. I would definitely recomend them with my friends and family. I hope in the future I can rent from them again.

I rented from Universal Realty for almost 10 years. They provided us great service, the staff was available when we had issue. They completed Quarterly inspections to ensure everything was ok with the property. They were easy to deal with and always ready to offer solutions and maintenance service. It was a great experience which is not always the case with property management companies. But in this case they were fantastic to rent from.
