I’ve told them I just need to know approximately when landlord move back in if the apartment is renting month to month. Once I knew, I could sign the lease the same day. I showed them my 900 credit score screenshot, explained I WFH and why it would be good for both me and landlord to just rent the winter. If the landlord do decide to return next year, give us the legal 3 month notice for landlord move in type of eviction and it will be fine. But this company straight up telling me the apartment doesn’t match my needs… Well, my needs are just telling me when the landlord is coming back approximately, and give me 3 month move out notice which is by the law… They didn’t respond the whole morning and yesterday, they just told me they won’t arrange me for showing for the reasons above after I took the ferry from Victoria for the open house showing in the afternoon… hhh, in a way saying I spent $200 and avoided this type of illegal short term rental scam? XD

Ofc you got no application, cause you rejected me even for the open house after I got off the ferry. I didn’t even get the chance to see the apartment lmao. And ofc now you say you agree to have three month notice. But when I reach out, you guys said “I only responsible for viewing, don’t know the landlord. If you want to apply, there is a link on our website. From the needs you mentioned, you are not very suitable for it, don’t want to waste your time”… Yeah, my needs are approximately what time landlord came back to Canada, give 3 month notice and I rent the winter so you get summer for renting it out again for higher rent. Yeah, sure sure.

Be very cautious about renting from this company!
They accepted my application and asked me to come into the office to meet with the manager. When I arrived, no one greeted me or seemed able to answer basic questions. They also suddenly changed their payment method from bank withdrawal to e-transfer without explanation.
The lease itself was full of unusual clauses, and while they said I’d be charged a day rate to move in early (which was fine), they refused to schedule a walkthrough or provide me with the strata’s contact information to book the move.
On top of that, they tried to charge me a $500 “move-in deposit,” claiming it was required by the strata. I later rented a different unit in the same building directly from the owners, and learned that no move-in deposit was required at all.

I really don’t like giving one star reviews but in this case I feel like I had no choice. They earned the star for facilitating signing a lease but unfortunately were difficult to deal with once we actually moved in. They were constantly trying to charge us for things we should not be paying for and I honestly dreaded having to contact them for anything. Upon moving out we had the unit professionally cleaned and they saw a small water stain on the shower door and charged us an additional $120 cleaning fee. I know I will never rent another unit with them again as it was constant headaches. Even our current landlord felt sorry for us when we told her what we endured with Uooi!!

Approved me for a unit and even sent me an email confirming it, only to let me know an hour before signing the papers that the landlord had changed their mind. Terrible, unprofessional communication with no real empathy for the situation. There was no follow-up or effort to help me find another option. I would not recommend dealing with them.

Though Uooi was helpful and accommodating in the beginning, they became increasingly unhelpful and unprofessional over the 3 years that I spent in one of their properties. They do not respond to emails in a timely manner (sometimes not responding at all), they refused to provide access to the apartment for repair personnel, they failed to provide receipts for rent paid, their website is non-functional, and when it came time to move out, the person conducting the move-out inspection was disrespectful, taking a phone call in the middle of the meeting. They also delayed and failed to communicate regarding return of the damage deposit. I would recommend avoiding Uooi if possible.

Uooi has been a pleasure to work with as my property management company. They are extremely professional, well-organized, and always go above and beyond to ensure everything runs smoothly. From tenant screening to regular updates, I feel confident knowing my properties are in capable hands. Highly recommend!
